EDINA CITY HALL MANAGERS CONFERENCE ROOM MEMBERS PRESENT: Chair John Palmer, Len Olson, Lee Johnson STAFF PRESENT: Kris Aaker, Jackie Hoogenakker I. NEW BUSINESS: B-93-7 Edward and Carol Myslvecek 5524 Concord Avenue Edina, MN Lot 19, Block 4, Golf Terrace Request: A 3 foot sideyard setback variance to allow the conversion of garage area into living area and a 4 foot front yard setback variance for a front entry Ms. Aaker informed the board the subject property is a corner lot fronting the intersection of Lexington Avenue and Concord Terrace. The subject home is a one story rambler with an attached one car garage. Ms. Aaker explained the homeowners are proposing a dramatic redesign of the home to include the addition of a second story with four new bedrooms and two bathrooms. The plan also includes a new entry, dining room, laundry/mudroom and new three car garage on the main floor. The proponents are hoping to convert the existing single stall garage with a sideyard setback of 7 feet into a new family room and to add a roof overhang supported by posts over the front steps. The family room requires a three foot sideyard setback variance from the minimum required 10 foot sideyard and the front entry requires a 4 foot frontyard setback variance from the 40 foot average setback established along Concord Terrace. Ms. Aaker concluded staff could support the variance request as proposed with the following conditions: 1. The front entry remains unenclosed. 2. Consistent exterior materials are used throughout the exterior surfaces. The proponents Mr. and Mrs. Myslvecek were present. T Mr. Olson asked the proponents if the large tree would be saved. Mr. Myslvecek stated that a tree specialist explained to him that the tree should be fine during and after construction. A brief discussion ensued with the board in agreement that the proposed changes to the subject site will be a benefit to the neighborhood. Mr. Olson moved approval of the variance as submitted subject to the condition that the front entry remains unenclosed and that exterior materials match. II.
