APPROVAL OF THE MINUTES: The minutes of the July 16, 1998, were filed as submitted. B-98-47 Gina M. Grothe 5533 Concord Avenue South 90 feet of Lots 11, and 12, Block 2 Subdivision of Little Park Request: A 35.3 foot sidestreet setback variance for a garage addn. Ms. Aaker informed the Board the subject property is located in the northeast quadrant of Concord Avenue and West 56th Street. The home consists of a one story rambler with an attached garage. The homeowner is proposing to add onto the front of the garage, up to the frontyard setback requirement. The addition will increase much needed garage storage area. The current garage is a rather small two car garage with a width of 18 feet and a depth of 21.3 feet. Ms. Aaker explained the existing south garage wall is located 9.7 feet to the south sidestreet lot line. The Ordinance requires a minimum 15 foot setback from the side street property line if there are no homes fronting the sidestreet. The subject property is, however, adjacent to a property where there is a home fronting West 56th Street. The home adjacent to the east provides a 35 foot setback from the south lot line. The subject home is required to respect the frontyard setback of the neighboring home, attached for reference is a survey illustrating the required setbacks for the lot. Ms. Aaker concluded the variance is a continuation of an existing non -conforming building wall. The addition is to the front of the garage and will not directly affect or be visible by the homes fronting the north side of West 56th Street. The required setback from West 56th Street is a hardship for the property. Staff supports the request as submitted. The proponent, Ms. Grothe was present. Chair Utne asked the proponent if the materials proposed for the addition will match the existing structure. Ms. Grothe said the existing house and garage addition will have matching aluminum siding. Mrs. Swenson asked if the shingles on the proposed addition will match the shingles on the house. Ms. Grothe said the house, and addition to the garage will be re - shingled. Mr. Patton said he believes it is important for the shingles to match because if the addition to the garage is newly roofed, and the house retains the same shingles the colors of the shingles will not match due to sun fading. Mrs. Swenson moved variance approval subject to the plans presented and the use of matching exterior and roofing materials. Mr. Patton seconded the motion. All voted aye; motion carried. III.
