I. APPROVAL OF THE MINUTES:
The minutes of the February 16, 2006, meeting were filed as submitted
II. NEW BUSINESS:

Lot 5 and the east 33 ft of Lot 6, Block 2,
Golf Terrace Heights
Request: A 2 ft side yard setback variance
Ms. Aaker informed the Board the subject property is located on the north
side of Oak Drive consisting of a two story home with a 1 stall attached garage.
The homeowners are planning to add to the basement, first and second floors of
the home and widen the garage. All aspects of the plan conform to the ordinance
requirements with the exception of garage side wall setback. The homeowners
would like to widen the garage from 17.5 ft in width to approximately 19.4 ft. A 2
ft side yard setback variance is requested to allow the garage side wall to be
located 3 ft from the side lot line.
Ms. Aaker explained the homeowner is requesting a side yard setback
variance in order to expand their existing one car garage. The existing garage
will be removed and rebuilt, however will be deeper and wider than the existing
garage. The home was built in 1945 on a 100 ft wide lot. The home was not
centered on the lot with the house providing a very deep setback from the
westerly lot line, (26.1 ft) and a very minimal setback from the easterly lot line,
(5.2 ft). Unfortunately the garage is located on the east side of the home with the
minimal setback. At the time the home was built, a one car garage was
considered standard.
Ms. Aaker concluded the improvement will bring the property into
conformance with the desire to achieve and provide two car garages in the single
dwelling zoning district. Staff supports the request subject to the plans presented.
The applicant, Mr. Fuchs was present to respond to questions.
Discussions ensued with the majority of board members in agreement with
staffs position and support the variance request as submitted, Board Members
stressed the importance of encouraging each property to achieve a two car
garage.
Mr. Nelson moved variance approval subject to the plans presented. Mr.
Skallerud seconded the motion. Ayes; Nelson and Skallerud. Nay; Workinger.
Mr. Workinger said in his opinion there isn't sufficient hardship to support
the variance request.

The meeting was continued at the request of staff. Mr. Sowl, the applicant
was not able to attend this evenings meeting.
