The minutes of the October 15, 2009, Zoning Board meeting were filed as
submitted.

Request: 6.22 foot front yard setback variance
Planner Presentation
Planner Aaker explained the subject property is located on the north side of West
57th St. and consists of a rambler with a single stall attached garage. There have
been no additions to the original home with little site improvements since the time
of construction with the exception of an in -ground swimming pool. There has
been minimal if any maintenance conducted over the years with the structure and
pool currently in disrepair. The property was foreclosed upon with the new owner
trying to improve a property that is structurally and cosmetically severely
deficient. The plan submitted illustrates a re -do of the interior and exterior of the
home including an addition to the single stall garage. The new owner of the
property would like to add 11 feet to the 13 foot wide garage to provide enough
width to be considered a two car garage. The garage expansion will be located
9.6 feet from the side lot line, which is approximately twice the required side yard
setback of 5 feet.
