Know all men by presents that Marvin L. Fergestad, single, owner and proprietor, and Be1Mar Builders, Inc., a
Minnesota corporation, purchaser under contract for deed, of the following described property situated in the
ACRES State of Minnesota and County of Hennepin, to—wit: That part of the Northwest 4 of the Northwest -41 of Section
7, Township 116, Range 21, described as follows: Beginning at the Northwest corner of said Section 7; thence
E G A N , FIELD 8c N OWAK Southerly along the klest line of said Section 7, a distance of 440.85 feet; thence at a right angle East, 445.9
SURVEYORS feet, to an intersection with a line parallel with and 40 feet 'desterly of Line "X"(hereinafter described);
thence tortherly along said parallel line to an intersection with the Westerly right of way line of County State Aid Highway No. 18;
thence Northerly along said right of way line to the North line of Section 7; thence Westerly along said North line to point of
beginning. Line "X": Beginning at the Southwest corner of the Northwest 4 of said Section; thence North 88°47' East along the South
line thereof, a distance of 437.5 feet; thence North a distance of 1468.2 feet; thence North 801 West, a distance of 271.57 feet to
the actual point of beginning of the line to be described; thence North 13130' East, a distance of 589.47 feet; thence Northerly along
a tangential curve to the left, said curve having a radius of 1432.39 feet, a distance of 398.72 feet; thence continuing Northerly
along a compound curve, said curve having a radius of 3756.81 feet, a distance of 434.3 feet and there terminating, have caused the
same to be surveyed and platted as BELMAR INDUSTRIAL ACRES and do hereby donate and dedicate to the public for public use forever the
avenue and easement for utility purposes as shown on the plat. In witness whereof said Marvin L. Fergestad, single, has hereunto set
