KNOW ALL MEN BY THESE PRESENTS ; that we Samuel J. Schneider Jr. and Ruth L. Schneider, his wife, owners and
proprietors of the following described property, situated in the County of Hennepin, State of Minnesota to wit
that part of the North 168 feet of the South 266 feet of the Southeast %4 of the Southwest 1/4 of Section 20, Township 28,
Range 24, lying East of the East line of Anderson's Edina Terrace and the some extended ; West of the East 165 feet
thereof and Northerly of a line parallel with and 125 feet North of the following described line : beginning at the
Southeast corner of said Quarter Quarter; thence West along the South line of said Quarter Quarter , 179.14 feet;
thence Southwesterly along a 40001 curve to the left a distance of 500 feet and there terminating.
Have caused the some to be surveyed and platted as SCHNEIDER'S ADDITION ; and do hereby donate and dedicate
to the public for public use forever the Avenue as shown on the annexed plot ; also subject to drainage and utility
easements as shown on annexed plat , for use of municipality or other public utilities,for installation and maintenance
Of facilities installed in and over said easements to service adjacent or other premises in the vicinity.

as shown on the plat; that the outside boundary lines are correctly designated on the plat; and that there are no
wet lands or public highways to be designated on said plat other than as shown thereon, that the topography of the
