RESOLUTION NO. 2017-10
A RESOLUTION AUTHORIZING APPROVAL OF A CONTRACT FOR PRIVATE
DEVELOPMENT AND SALE OF CERTAIN PROPERTY
WHEREAS, the Edina Housing and Redevelopment Authority (the "HRA") has
authorities and powers according to Minnesota Statutes, Sections 469.001 to 469.047.
WHEREAS, the HRA is the owner of certain real property legally described as follows:
Lots 8 and 9, Block 21, Fairfax, Hennepin County, Minnesota, according to the recorded
plat thereof("HRA Property");
WHEREAS, the HRA proposes to acquire under a separate purchase agreement
additional real property legally described as follows:
Lot 6, Block 21, Fairfax, Hennepin County, Minnesota, according to the recorded plat
thereof("Additional Property").
Collectively, the HRA Property and Additional Property are referred to herein as the "Property."
WHEREAS, it has been proposed that the HRA convey the Property to Edina Flats
L.L.C. for development of condominium units under the terms of the Contract for Private
Development attached hereto as Exhibit A ("Contract");
WHEREAS, the HRA has formerly approved and adopted a development program
known as the Wooddale and Valley View Road Development Plan ("Plan") for the redevelopment
of properties included in the Plan Area pursuant to Minnesota Statutes, Section 469.001 et seq.;
WHEREAS, the Contract is consistent with the goals of the Plan and the Property is
included within the Plan Area;
WHEREAS, the conveyance of the Property pursuant to the Contract promotes the
objectives as outlined in the Plan;
WHEREAS, the HRA has held a public hearing on the proposed conveyance of the
Property, preceded by published notice in accordance with the requirements of Minnesota
Statutes section 469.029;

NOW, THEREFORE, BE IT RESOLVED by the Board of the Edina Housing and
Redevelopment Authority that:
. The Contract for Private Development is hereby approved;
2. The Chair and the Secretary are hereby authorized to execute and deliver any
documents necessary to effect the sale of the Property in accordance with the Contract.
Passed and adopted by the Edina Housing and Redevelopm nt Authority on this 8`h day of
November, 2017.
