S-76-18 Braemar's Homestead Addition. Generally located east and south of
Valley View Road and Moccasin Valley Road, and north and west of
Mark Terrace Drive.
Refer to: Attached subdivision dedication report and survey.
This is the proposed plat the Planning Commission has been waiting for in
connection with Wright's Addition (5-76-13). The proponent is requesting
to divide his property into six single family lots with an average lot
size in excess of 16,000 square feet, which is significantly larger than
the lots within recent subdivisions in that neighborhood. One of the lots
would front on Hillaway Court, with the remaining five lots facing on the
yet to be developed Moccasion Valley Road. In connection with the
Wright's Addition, the developers should be required to enter into a
developer's agreement with the City Engineering Department. The proponents
are suggesting a storm sewer system which would carry water from the
Moccasin Valley cul-de-sac in a pipe between lots 1 and 2 and then
allowing the water to flow north on the surface into the Moccasin Valley
Replat Addition.
Recommendation: The staff would recommend approval of the proposed plat,
except for the storm sewer proposal which is part of that request. This
recommendation is contingent on the following:
1. The dedication of a fee in lieu of parkland per the attached subdivision
dedication report.
2. Modification of the proposed storm sewer system.
3. Submission of an approved developer's agreement.
This recommendation is made for the following reasons:
1. The lot sizes are of a similar nature to recently divided lots in the
neighborhood.
2. The proposed use is in conformance with the Southwest Edina Plan.

S-76-19 Hyde Park 2nd Addition. Generally located south of Dewey Hill
Road and east of Gleason Road.
Refer to: Attached subdivision dedication report, graphic
showing proposed lot sizes.
The proponents are requesting to subdivide the remaining Hyde Park
property into the second addition in a single phase as they have proposed
to do several times in the past. They received an approval of this
platting by the Planning Commission on July 31, 1974, but because more
than one year has elapsed since that approval, the developers are required
to begin the platting process over again.
Recommendation: The staff and Planning Commission have reviewed this
request several times in the past. Thus, the proposed plat, by virtue
of previous approvals, should be approved for the following reasons:
1. It follows the original plat and concept (1969) of the developers.
2. Because it is in harmony with the existing subdivisions and lot sizes.
3. The land use is in conformance with the Southwest Edina Land Use Plan.
This approval is contingent on the following:
1. The submission of deeds for Outlot A and Outlot B.
2. The submission of a developer's agreement satisfactory to the Engineering
Department.
3. A minor modification of the plat; that is, the extension of Hyde Park
Lane to the east property line so that maintenance vehicles will have
access_to the ponding areas. This extension of Hyde Park Lane need not
be constructed in blacktop, but only need be indicated on the plat and
.dedicated so the vehicles will have a legal right to enter that storm
sewer area for maintenance and siltation removal purposes.

S-76-17 Indian Hills Arrowhead 2nd Addition. Generally located south of
Indian Hills Road, north of Pawnee Road, and east of McCauley
Trail.
Refer to: Attached developer's submittal, and subdivision
dedication report.
The proponent is suggesting dividing an existing outlot into two single
family lots and an outlot which would be dedicated to the City of Edina
for park purposes. The park outlot is adjacent to property which was
approved for acquisition in the park bond issue and is now being
negotiated for by city staff. The two lots suggested by the proponent
will be 15,000 square feet each, with the current subdivisions in the
area ranging from 13,200 square feet to 54,000 square feet (which includes
some inundated areas of Arrowhead Lake). This outlot is a low piece of
property which has been filled and which will require additional fill
prior to development. The Environmental Quality Commission and Nine Mile
Creek Watershed District are in the process of studying this matter.
Recommendation: The staff would recommend approval of the proposed
plat with the following conditions:
1. That a developer's agreement including a connection charge for water
and sewer and the extension of storm sewer be submitted and approved
by the Engineering Department.
2. That a deed for Outlot A be submitted for park purposes per the attached
subdivision dedication report.
3. Approval of the Nine Mile Creek Watershed District of the filling
necessary to develop these lots.

Gentlemen:
Each year, as a gesture of thanks to the golfers of our state for their
patronage, and also to promote better public relations with other golf
courses and officials of the game, I try to host one event without green
fees.
On July l6th of this year, (1y76), the professional golfers of our state
conducted a junior tournament. Green Fees were waived for this event and
approximately 260 young people participated in this fine event.
now respectively submit the enclosed letter from Mr. Warren Rebholz and
reccommend that you waive green fees for this event. I consider it an
honor that our golf course was selected for this event.
Please advise me of your decision within three weeks, so that I may advise
Mr. Rebholz.

On behalf of the Minnesota Golf Association I would like to request the use of Braemar Golf
Club on a complimentary basis for the qualifying for the M.G.A. Amateur Championship on
Monday, June 27, 1977. We would require the use of the first and tenth tees from 7:30 a.m.
until 12:30 p.m. after which regular play or an outside event could be started from both
tees. A shotgun event in the afternoon could not be run until 2:30 p.m. The Championship
proper will be played at Interlachen Country Club on July 18, 19, 20, 1977.
As a member of the Minnesota Golf Association each club should take its fair turn in allowing
the use of its facilities to the association to conduct its championships. Enclosed with
this letter is a list of tournament sites since 1960 and the -clubs that have hosted the
tournaments for your information. The list is furnished so that you will know that all
" t.bs are participating by taking their fair turns.
As you know the M.G.A. membership is made up of both public and private clubs. The private
clubs are most generous with their golf courses much to the advantage of the public golf
club members who then have the opportunity to play these courses in the qualifying rounds.
Occasionally we must turn to the public golf courses and ask them to allow us the use of
their sites. In asking for a Monday morning until 12:30 p.m. we feel we axe selecting the
least objectionable time in terms of numbers of players and income. Thus, we believe this
is a very reasonable request.
The M.G.A. staffs the entire qualifying and I, personally, meet with the appropriate people
about ten days before the qualifying to make all necessary arrangements. This year Mendakota,
Dellwood, Olympic Hills and Majestic Oaks were the sites of the qualifyings. The strength of
the association lies in the willingness of its member courses to cooperate when they are
fairly asked to do so.
Please give this request your very earliest consideration and let me know at the first
opportunity of your decision in this matter.
