Land Required (no density or intensity may be used for the first 50 of land dedicated) ❑ 1. If property is adjacent to an existing park and the addition beneficially expands the park. ❑ 2. Generally located south of Dewey Hill Road and east of Hyde Park Drive (for-erly S-73-1) Refer to: Attached lot size map The proponents are requesting preliminary plat approval of a 34 lot subdivision. iris subdivision is contiguous with Hyde Park lst Addition, which was approved approximately four years ago. In the middle of Blocks 1 and 3, the proponent has shcxn easements for storm sewer purposes. is -ie Engineering Department will use these easement areas as silting basin type bonds to support the entire southwest -dina sotrm sewer needs. The adjacent property (the Schuster farm) has dedicated such ponding areas and the Engineering Department would like to see the areas shown in easement instead dedicated. Recommenda-Lion: The staff would recommend approval because: 1. This Diat follows the original platting concept of the developer; 2. because it works in harmony with the existing subdivisions; 3. the p---joosed land use is in conformance with the Southwest Edina Plan; Approval is recommended only, however, contingent on the following: 1. the silting basins must be dedicated as out'ots rather than be dedicated as easements; 2. a developer's agreement must be entered into with the Engineering Depart- nent; 3. 5% o the raw land value ($9,870) must be donated to the City of Edina for pay; land purposes.
