Schuster farm property generally located between Dewey
78th Street, west of Cahill Road and east of Shannon
Refer to: Attached subdivision dedication report and the subdivision
page in the zoning booklet.
This subdivision is.being requested in connection with the Indian Meadows planned
development proposal. The parks indicated on the plat are being dedicated to the
City of Edina for park, storm water storage, and bicycle path uses. The developer
did, however, receive full density off this parkland, thus the 5% cash requirement.
The single family lots adjacent to Dewev Hill Road range in size from 11,800 square
feet to just under an acre (41,075 square feet), with an average lot size of
15-20,000 square feet.
Recommendation: The staff would recommend approval of the preliminary plat subject
to the following:
1. That a developer's agreement be entered into for the paths shown on the zoning
plans;
2. That the developer's agreement also include the construction of a bus shelter
at the corner of Dewey Hill Road and the path for the purpose of school busses
as well as MTC busses. This particular location allOW s children from throughout
the project area to congragate at a safe, sheltered place while waiting for the
bus;
3. That easements be granted over Block 3 and Block 5 (the apartment blocks) so
that fire and other safety equipment may have the right to enter all property
should the property ever be converted to condominiums;
4. That a separate easement be submitted allowing the public to use the proposed
walking;/bicycle path as shown on the zoning plans;
5. That the developer be required to dedicate $52,000 in cash in lieu of a 5% loss
of density for the 50 parkland dedication.
