SUBJECT: PRO-MARAGEMENT FOR 1965
Along with my arrangement as General Manager and Pro of the Bracmar
Golf Course for 1965, 1 am expecting you to negotiate for me a contract
similar to that received by other Class ''A" Professionals in the Twin
City area. I am making this request for three reasons:
1, A fixed income does cramp a golf Professional's income
opportunity.
2. A normal Pro-Nanagement arrangement will supply me with
enough incentive to exert every one of my abilities to the
utmost for the benefit of the Braemar golf club.
• 3. Pro -management hours for at least six mDnthe or the year
are unlimited, ranging from 12 to 16 hours a day, seven days
a week or 72 to 95 hours per week....generally speaking, in
order to do a good job, the Pro-Ehnager is expected to be
available at all times fran April Ist through September.
(See attached schedule shvning approximate minimum hours for
the month.)
used on pact experience, anticipated traffic, length of season, hours
of days, anticipated income and expenses, responsibilities of management,
demand for Pro service, etc., I feel a fair and normal request for the
Pro-Uhnagement arrangement for 1965 would be as follows:
A. For the some 1500 hours devoted to management only on the
basis of approximately 40 hours per week (pre -arranged
schedule can easily be established) for ten months, a
basic salary of $4,500.00.
D. For golf professional services, a salary of $2,300.00,
C. Pro to retain all profits from the Pro Shop but pay the
salary for his assistant (VII-hich would be approxiamtely
$1,800) --also pay for all labor in the Pro Shop concession
as well as the lower level of the Pro Shop club storage and
caddie master (which would be approximately $2,484, based on
1,856 hours, 7 months at 11.50 per hour). The upper level
and 1,930 hours lower level April 15th to September 15th or
11,980 at $1.00 par hour) Note: Pro Shop operation Nould
include merchandise sales, pull carts and club storage.

The golf range to retain $1.00 fot each hour lesson esson and 7.50
for each half-hour lesson including adult pupils in group
classes (reduced rate Zar juniors in group classes) Vote:
A teaching schedule for group as well as private lessoas will
be presented to you showing the availability of myself or
assistant as much as possible.
E. The wages of rangers, starters, golf range and Par 3 attendants
to be paid by the Village of Edina in addition to one Pro Shop
employee for 8 hours a dKI, 7 days a week for a period of 28
weeks over a period of 7 raonths from April Ist to October 30th
or approximately 1,568 hours at $1.50 per hour.
F. T'Re Pro -Manager not to expect any particular day off during
the 7 slay week schedule during the months of April. Flay, June,
july, August and September. Mrwevar to expect to participate
in certain local State pro -scheduled tournaments during the
season, such as the State Open, State P.G.A., Keller Open,
Peters Open and Pro -Member events late in the season. Notei
Many of these events are scheduled on r-londay and usually are
one -day affairs. I can assure you ethical judgment in my
participation.
Conclusion: A request that the above plan (which I feel is fairly
realistic) be put into affect starting February 15th and ending
December l5th, 1965 on the basis that all records will be available
at all times and that ! purchase the January ist inventory in the Pro
Shop from the Village including the pull carts and rental clubs on
some basis established by the Purchasing Department that will beat
satisfy both parties.

There is a possibility that I will be unable to attend the Park
Board Meeting tonight so 1 am submitting; this report of the Golf Course
Committee for presentation in case of my absence.
1 have attached hereto:
1. Vie Statement of income and Expense for
the Golf Course operations for Year Ended
December 31, 1964.
2. Statement, dated February 25, 1965, showing
Recommended Improvements for 1965,
3. Statement, dated February 26, 1965, Sumvmry
Golf Course operations.
4. Letter to Warren Hyde from Harry Cooper.
5. Letter from Warren Hyde to the Golf Course
Committee outlining Braemax Operating
Finances for 1965.
The Golf Course caumittee met Satupday, February 27, 1965,
with Fossrs. Hyde, Cooper, and Hite. In attendance from the Committee

Referring to Attachment 12, we discussed the seven recommended
improvements to the Course. The Committee approved the first four items;
namely, Louer No. I and 10 Tees, Drain No. 5 Green, Drain No. 14 Green,
and move No. 9 Teen Lowering the first and tenth tees eliminates
"cardiac" climb and will require only a five or six step elevation. We
also approved installation of two drinking fountains --one on each Nine—
strategically located so that drinking water will be availKle at the
Club House nearing Vo. I and No. 10 Tees, No. 9 and No. 18 Greens and
about half way around each Vine
Approval also was given to Planning, Engineering and Supervision,
Club House Completion, Driving Range Lights, and Air Conditioning of

In comparing item by item in columns one and two, the outstanding
discrepancy in expenses is the Xaintenance item- Vrte Primary cause
for this is our gross under -estimation of 1 --he Cost Of pwwer, general
supplies and equipment -parts as ehown on Page 2 of Attachment Ilea. 3.
This swaa problem is pointed up on Page 3 under "Club House Maintenance".
The other major items of diffe-Z-ance, again on Page 3, are 0,735.80
for "Setting Up Case" and, at the bottom of Page 3, the items labeled
Linbility, Laundry, 1,11ileage & Travel, Audit, Repairs Equipment, and
Rubbish Hauling.
In spite of this apparently 7,un1hap y set of circumstances, we W-ust-
note that had we been able to use our Par 3 Course our overall actual
outcome for 1964 would have come- very close to our 1964 estimate. We
show at the top of Page 1, Attachment No. 3, an est mated income from
Par 3 Green Pees of $14,150.00 and actual income of zero. We achieved
79.5% of our estimate in Green Fees on the 18 Hole Course. Had we
been able to operate the Par 3 Course at 79.5% of our estimate, our
revenue would have been $11,249.25. Add this number to sour estimated
loss of $65,179.00 and the total is $76,428.25 or only $542.35 less.

Attachment #5 and 05s are the recommendations of Messrs. Hyde,
Cooper, Rannalls, Dalen and Mrs. Lindboo. They are made on the b*isis
of the above arrangement with Mr. Coz-mer. 05a compares our actual 1964
figures with our original estimates of 1.965 and the ne-v adjusted estimates
for 1965. -the fact that our 1964 revenues represent only one half season
zmst be barne in mind. Many expenses for 19M, on the other hand, covered
a full season.
The Golf Committee has requested of Vill-age martagement operating
-figures in detail for each thirty day period. We will receive figures
showing the budget for the month, the actual operating figures for the
month, the actual figures for the same raionth of the preceding year, and
the same figures on a cumulative basis as the year progresses. We
realize that the Park Board has only a review and advisory capacity in
the matter of the Braamar Golf Course, but vie feel that that review and
advice should extend to each detailed account in ito operation.
In sum total, it appears that we have a going concern in the
Braemar GoIE Course. We had complaints a -bout so=e minor matters during
our first half season, but the Overwhelming acceptance of the Course
is very satisfying. It is apparent that the personnel in charge
conducted the Course, the Club House, and thcmselve-a in the Edina tradition
of high standards and with cou=1zesy befitting a fine golfing institution.
We hope the Park Bo.—rd will accept our recomendations.
