HomeMy WebLinkAbout2015-09 Rezoning from R-1 to R-2 with Lot Area and Width Variances ORDINANCE NO. 2015-09 AN ORDINANCE REZONING 3923 49TH STREET FROM R-I, SINGLE DWELLING UNIT DISTRICT TO R-2, TWO-DWELLING UNIT DISTRICT The City Of Edina Ordains: Section 1. The subject property is hereby rezoned from R-1, Single Dwelling Unit District to R-2, Two Dwelling Unit District based on the following findings: . The proposal is consistent with the Comprehensive Plan. The Plan guides this site for low density attached residential which is described as "two-family and attached dwellings of low densities and moderate heights. This category recognizes the historical role of these housing types as transitional districts between single-family residential areas and major thoroughfares or commercial districts." The proposed rezoning precisely fits this category. 2. The rezoning criteria per Section 36-216 of the City Code is found to be met. 3. The proposed use would fit in to the neighborhood. This neighborhood consists of both single-family and two-family dwellings; however, two dwelling units are the predominant uses on this block. Section 2. The subject property is legally described as follows: Lot 32, Auditor's Subd. No. 172. Section 3. The official zoning map of the City of Edina referred to and described in Section 36.402 of the Edina City Code shall not be republished to show the aforesaid rezoning, but the zoning map on file in the City Clerk's office shall be appropriately marked for the purpose of indicating the rezoning provided for in this ordinance.
