The rezoning would be an extension of the RMD district to the east. 2. The rezoning would be consistent with the City's guide plan. 3. The increase in density could be supported by existing roadways, as determined in the traffic study done by Wenck and Associates. 4. The rezoning would be consistent with the public health, safety, and welfare. 5. With the exception of the variances, the proposal would meet the required standards and ordinances for a Final Development Plan.
