AN ORDINANCE AMENDING THE ZONING ORDINANCE
TO ESTABLISH THE PUD-14, PLANNED UNIT DEVELOPMENT.14 ZONING

The City Of Edina Ordains:
Section 1. Chapter 36, Article VIII, Division 4 is hereby amended to add the following:
Sec. 36-507 Planned Unit Development District-14 (PUD-14)
(a) Legal description:
See attached Exhibit A
(b) Approved Plans. Incorporated herein by reference are the re-development plans,
including the master development plan for the site received by the City on October I,
2018 except as amended by City Council Resolution No. 2018-104 on file in the Office
of the Planning Department.
(c) Principal Uses:
All uses allowed in the PCD-3 Zoning District
Multi-family Apartments/Condos.
• (d) Accessory Uses:
All accessory uses allowed in the PCD-3 Zoning District.
(e) Conditional Uses:
All conditional uses allowed in the PCD-3 Zoning District.
(f) Development Standards. In addition to the development standards per the PCD-3
Zoning District, the following shall apply:

Front — Hazelton Road 45 feet 70 feet
Side - East 10 feet 30 feet
Side —West 15 feet 70 feet
Rear— North 15 feet 15 feet
Building Height 19 stories and 220 feet
Maximum Floor Area Ratio (FAR) 7.0%
• Parking Stalls 270 stalls enclosed
Parking Stall Size 8.5 x 18'

• (g) Signs shall be regulated per the PRD Zoning District.
(h) All new development must conform to the city's affordable housing policy as
determined by the City Council.
Section 2. This ordinance is effective upon approval by the Metropolitan Council of the
Comprehensive Plan Amendment.
