Mrs. Cherne added that the survey of the area recently sent out by the Village was insult to their intelligence", since View Lane residents would not be apt to use Walnut Drive. Mr. George Van Doren, Jr., was told by Mr. Hyde that the closing of Kaymar Drive and Eden Prairie Road at Vernon Avenue was irrelevant to this matter and was only done after many hearings on the County Highway Plans on the turn back of Vernon Avenue and had been done upon the request of neighbors in that area. Mr. Van Doren said that View Lane traffic increased just as soon as these roads were closed. Doren and Blrs. Thomas Fournier, 5701 Schaefer Road, who said that many cars do not stop for the stop sign at Schaefer Road and View Lane and is concerned about the safety of her children. He said that a fair market value would be $37,000 based particularly on the house being located on a busy street. He referred to an accident in which a car drove through his fence and injured a small boy. He mentioned other near misses on his corner also. Mr. Orr referred to a house'at 4914 Bruce which sold for $37,000 in 1972, adding that his house is somewhat smaller and that houses located on I?. 50th Street do not bring as much on the market as houses in other areas. Mr. Orr also said that the house at 4401W. 50th Street had sold in January, 1970, for $37,200 and the house at 4200 I?. 50th had sold in March, 1973, for 27,900. Mr. Roy K. Anderson, 4220 %J. 50th St., objected to the increase in her valuation from $27,300 in 1972 to $28,700 in 1973, stating that she believed the market value should be set at $22,600 and that her taxes are confiscatory. Anderson was advised that because she is over 65 years of age, her taxes can- not be increased over the amount she is paying for taxes this year. son will review the property. Mrs. Peterson said that she purchased the house in Januae, 1970 for $68,000 and advised that she has had one additional bedroom built on to the house since that time. lfrs. Peterson said that she coilld not begin to sell the house for the valu- ation of the Assessor and agreed to look for an appraisal which she had obtained at the time the house was purchased. Mr. Van Valkenburg explained that the County forced the Village to increase valuation in accordance with State Law. Hr. Herbert R. Ililms, 5608 Park Place, had appeared at the lheeting of June 11 and left his objection to the increase of his valuation from $69,600 in 1972 to $73,100 in 1973, and had indicated that because the house is on a poor lot, the valuation should only be $60,000. . Ms. Shirley M. She added that they do not want to subdivide the property inasmuch as the house is in the center of the site and the surrounding land is low. In reply to Mrs. Dudek's question as to the value of an acre of land, Mr. Swanson said that he could not site the sale of a similar property. He said that in recent years, some properties have sold for more and some have sold for less than this amount. He added that in some cases, as land values increase, the dwellings on the land are no longer the proper improvement in.the market place.
