Re: Registering Easement granted to James and Linda Masica
Dear Mr. Johnson:
This letter follows up on our telephone conversation. As I began to explain, Mr. Masica
must register the easement that you granted him. In order for him to do that, he must
present your Duplicate Owner's Certificate of Title to the Registrar of Titles so that the
easement can be noted on the Certificate.
I wish to arrange to transfer your Certificate to the Registrar. Since that is an important
document, I am eager to make arrangements that will make you feel most comfortable.
You may drop off the document at our offices or I will arrange for a courier to pick the
document up at your home and carry it to our offices. Once the document is here, I will
hand carry it to the Hennepin County Government Center.
When the Registrar informs you that the Certificate is ready to be picked up, I am willing
to pick it up and to return it to you by courier. Of course, you are welcome to pick it
up yourself.
Please contact me about this at your earliest convenience. I understand that you want
to discuss this with your attorney. If you or your attorney have any questions, do not
hesitate to call me.

MEMORANDUM
I acknowledge receipt from Robert Johnson of his Owner's Duplicate Certificate
of Title to his real property, Certificate No. G0056 . I will hand carry the
Certificate to the Office of the Registrar of Titles for the purpose of having entered on
the Certificate the Easement Agreement between Mr. Johnson and Mr. and Mrs. James
Masica. Either the Registrar or I will notify Mr. Johnson promptly when the Amended
Owner's Duplicate Certificate of Title is ready for him to pick up.

EASEMENT AGREEMENT
Robert L. Johnson and Betty Jane Johnson, husband and wife,
hereby grant to James G. Masica and Linda Masica a perpetual
nonexclusive easement for purposes of ingress and egress over the
following part of Lot 1, Block 1, Braemar Hills Sixth Addition,
County of Hennepin, State of Minnesota:
A TEN (10) FOOT EASEMENT FOR INGRESS AND EGRESS
Over that part of Lot 1, Block 1, BRAEMAR HILLS SIXTH
ADDITION, lying 5 feet on each side of the following described
line; Commencing at the northwest corner of said Lot 1; thence
on an assumed bearing of North 44 degrees 03 minutes 18
seconds East, along the northwest line of said Lot 1, a
distance of 94.02 feet to the point of beginning of the line
to be described; thence South 35 degrees 30 minutes 24 seconds
West a distance of 64.19 feet; thence South 29 degrees 24
minutes 08 seconds West a distance of 55.28 feet to the west
line of said Lot 1 and there terminating. The sidelines of
said easement are shortened or lengthened to terminate at the
boundary lines of said Lot 1.

shall be responsible for maintaining the easement in good
condition, as it is presently, at their own expense.

be included as an addendum to this instrument to indicate the
