- Goals
• Review current residential rebuild situation.
• Create and hold public input forums.
• Evaluate public input results from forums and other correspondence.
• Provide recommendations to Planning Commission / City Council.

History on Residential Zoning Updates
Similar issues were discussed in 2007 -08, with the following changes at that time:
• Building height restrictions enacted, with a maximum of 35 -40' to the ridgeline.
• Measured building height from existing grade rather than proposed grade.
• New home's first floor elevation can only be a maximum of 1' higher than the
existing home's floor elevation.
• Increase of side yard setbacks on lots 50 -75 feet in width, on a sliding scale.
• Eliminate bay window setback exception for home widths.
Limiting residential FAR (floor /area ratios, which limits house sizes) was discussed
but no action was taken by the Council.

"Homebuyers typically pursue the teardown option when drawn to
an area because of proximity to employment, school quality or
aesthetic appeal (e.g. streets with mature trees), but prefer a home
size larger than the area offers "
