KNOW ALL MEN BY THESE PRESENTS THAT
WHEREAS, the land hereinafter described, which had been duly forfeited to the State of Minnesota
for the nonpayment of taxes, was sold under the provisions of Laws 1935, Chapter 386, as amended by
Laws 1939, Chapter 328, to the grantee hereinafter named, who has paid in full the purchase price of
said land and has otherwise fully complied with the conditions of said sale, and is entitled to an appro-
priate conveyance thereof;

The agreement being dated August 15, 1973, the prin-
cipal balance will be due August 15, 1975, but the semi - annual
interest payments are due on each February 15 and August 15,
commencing February 15, 1974.

But should the second parties fail to pay any item to be paid by said parties under the terms hereof, same
may be paid by first party and shall be forthwith payable, with interest thereon, as an additional amount due first party
under this contract.
Dut should default he made in the payment of principal or interest due hereunder, or of any part thereof, to be by
second parties paid, or should they fail to pay the taxes or assessments upon said land, premiums upon said insurance, or
to perform anv or either of the covenants, a: reements, terms or conditions herein contained, to be by said second parties
kept or performed, the said party of the first part may, at its option, by written notice declare this contract cancelled
and terminated, and all rights, title and interest acquired thereunder by said second parties shall thereupon cease and
terminate, and all improvements made upon the premises, and all payments made hereunder shall belong to said party
of the first part as liquidated damages for hreacli of this contract by said parties, said notice to be in accordance
