and not as tenants in common, their assigns, the survivor of said parties, and the heirs and assigns of the

(1) An easement for driveway purposes over the East seventy (70) feet
of the South ten (10) feet of Lot 2, Block 1, Theo. Nelson's Addition,
according to the recorded plat thereof, Hennepin County, Minnesota;
(2) An easement (hereinafter called a "landscape easement ") for the
purpose of planting trees and shrubs over that part of the South ten
(10) feet of Lot 2, Block 1, Theo. Nelson's Addition, lying Westerly
of the Easterly seventy (70) feet of said Lot 2, according to the re-
corded plat thereof, Hennepin County, Minnesota
The trees and shrubs planted on said landscape easement area shall
be of such kind and in such locations as the parties of the second part
shall determine, but shall be planted and maintained at the sole cost
and expense of the parties of the second part. The parties of the second
part further agree, by acceptance hereof, at all times, at their sole cost
and expense, to maintain the said landscape easement and said driveway
easement areas in a neat and clean condition and free of noxious weeds.
