No. 1036934 EASEMENT FOR PUBLIC ROAD PURPOSES THIS INSTRUMENT, made this 5th day of July, 1972, between YORKTOWN INVESTMENT COMPANY, a Partnership, party of the first part, and VILLAGE OF EDINA, a municipal corporation under the laws of the State of Minnesota, party of the second part, WITNESSETH, That the said party of the first part, in considera- tion of One Dollar ($1 .00) , to it in hand paid by said party of the second part, the receipt whereof is hereby acknowledged, does Grant, Bargain, Sell, Convey, and Warrant to said party of the second part an easement in perpetuity for public road purposes in, under, and over the following described property situate in the County of Hennepin and State of Minnesota, to -wit: The West 10 feet of Lot 1, Block 1; the West 10 feet of Lot 2, Block 1; the West 10 feet of Lot 5, Block 1; the West 10 feet of Lot 2, Block 7; and the West 10 feet of Lot 3, Block 7; All in Yorktown, according to the recorded plat thereof, Hennepin County, Minnesota. Provided, however, that the party of the first part, for itself and its successors and assigns, reserves the right to use the area within said easement for calculating densities, floor area ratios, and site coverage for all lots that are abutting the easement herein.
