EASEMENT FOR SANITARY SEWER
THIS INSTRUMENT, Made this day of' , 1975,`
by and between METRAM PROPERTIES COMPANY, a Minnesota corporation, party of
the first part, and the CITY OF EDINA, a municipal corporation organized
under the laws of the State of Minnesota, party of the second part;
WITNESSETti, That the said party of the first part, in consideration
of One and No /100 Dollars ($1.00), to it in hand paid by the said party of
the second part, the receipt whereof is hereby acknowledged, does Grant,
Bargain, Sell, Convey and :Tarrant to said party of the second part an
Easement in perpetuity for sanitary sewer purposes, including the right to
enter for the purpose of constructing, maintaining, altering, repairing and
reconstructing a sanitary sewer system in and over the following described
property situate in the County of Hennepin and State of Minnesota, to -wit:
%%( All that portion of Lot 15, Block 1, Edina Interchange Center Third
X0,6 Addition, according to the plat thereof on file or of record in the
office of the Registrar of Titles in and for Hennepin County, which
is within the following - described tract of land:
A strip of land 20 feet in width, the centerline of which is described
as follows: Beginning at the Northeast corner of Government Lot 2 in
Section 9, Township 116, Range 21 West; thence Westerly along the North
line of said Government Lot 2 to a point which is 223.33 feet East of
the Northwest corner of the East 23.36 acres of said Government Lot 2;
thence Northwesterly at a deflection angle of 29° 30' right, a distance
of 300 feet; thence Northwesterly at a deflection angle of 130 15'
right, a distance of 200 feet; thence Northwesterly at a deflection
angle of 7° 30' left, a distance of 425 feet; thence Northerly at a
deflection angle of 55° right, a distance of 35 feet; thence North-
westerly at a deflection angle of 67° 30' left, a distance of 204.45
feet; thence Northerly at a deflection angle of 67° 25' right, to the
Southerly right -of -way line of West 70th Street and there terminating.
It is the intention and agreement of the Parties hereto that the
party of the second part shall in the COnStruCtio.%., or iIla1nt21ia;iCE Of said
sanitary sewer replace any shrubs or sod removed by any excavation in connection
with such construction or maintenance work, in as nearly as possible the same
condition as before such excavation. Party of the first part reserves the
right to use the easement property for blacktopped or gravel driveway and
parking purposes.
This instrument is exempt from State Deed Tax.

executed this instrument the day and year first above written.
