Acquisition of Braemar Park Property
You advised on July 28, 1976, that the addition proposed by my
letter of July 13 to the deed from the City of Edina to the County of Hen-
nepin in connection with the above matter was acceptable. I have, therefore,
made that addition to the deed and enclose a fully executed copy of the
deed with the addition.
Also, as previously requested, there is enclosed Owner's Duplicate
Certificate of Title No. 337196.
I understand you will now record the deed and obtain a residue
certificate for the City of Edina for the balance of the property described
in the enclosed certificate of title. Please send that residue certificate
to me.
Also, will you please forward directly to the City the County's
check for the purchase price of the property, i.e., $75,000. Your check
should be sent to the attention of Mr. Dalen. I would appreciate receiving
a copy of that forwarding letter. .
If you have any questions, please advise.

Provided, however, that (i) the conveyance of the rights of access de by the para-
graphs marked A and B on the front side of this deed shall not be a fective for any
reason or purpose until and unless party of the second part shall h ve completed
construction of a public street along the east side of said County oad No. 18 to
which the property described and referred to in said paragraphs marked A and B shall
have access, and by which street access shall be afforded to said County Road No. 18;
(ii) the party of the first part does not convey, in any event, but specifically
reserves, all rights of access, being the right of ingress to and egress from, the
property described and referred to in said paragraphs marked A and onto said public
street to be constructed by party of the second part and from said ublic street onto
