EASEMENT FOR SANITARY SEWER
THIS INSTRUMENT, Made this 111A-day of , 1976,
by and between TH01AS E. ERICKSON and CHARLES W. ERI KSON, as
Executors of the Last Will and Testament of Joseph E. Erickson,
Deceased, LANVESCO CORPORATION OF AMERICA, INC., a Minnesota
corporation, and GREEN TREE CORPORATION, a Minnesota corporation,
parties of the first part, and the CITY OF EDINA, a municipal
corporation organized under the laws of the State of Minnesota,
party of the second part;
WITNESSETH, That the said parties of the first part, in
consideration of One and No /100 Dollars ($1.00), to them in hand
paid by the said party of the second part, the receipt whereof
is hereby acknowledged, do Grant, Bargain, Sell, Convey and Warrant
to said party of the second part an Easement in perpetuity for
sanitary sewer purposes, including the right to enter for the
purpose of constructing, maintaining, altering, repairing and
reconstructing a sanitary sewer system in and over the following
described property situate in the County of Hennepin and State.of
Minnesota, to wit:
That part of Outlot 2, Southdale Office Park described
as follows:
Beginning at the Southeast corner of the Northeast quarter
of Section 30, Township 28 North, Range 24 West; thence
running North Zero Degrees Twenty -five Minutes Thirty
Seconds West (NO025'30 "W) along the East line of the South
One -half (S2) of the Northeast Quarter (NE4) of said
Section 30, Five Hundred Sixty -three and Fifty -nine Hundredths
(563.59) feet; thence running South Eighty -Nine degrees Fifty
Minutes West (S89050'W) Six Hundred Five and Ninety -five
Hundredths (605.95) feet; thence running South Thirty -nine
Degrees Fifty Minutes West (S39050'W), Fifteen (15) feet,
thence running South Fifty -six Degrees Forty -eight Minutes
Forty -seven Seconds :East (S56- 48'47 "E:) Three Hundred Twenty
(320) feet; thence running South Eighty -six degrees Fifty -
seven Minutes West (S86057'W) Eight (8.0) feet; thence
running South Three Degrees Three Minutes East (S303'E) One
Hundred Forty -one and Fifty -five Hundredths (141.55) feet to
the actual point of beginning of the tract of land to be
described; thence South Twenty -five degrees Forty -four Minutes

Hundredths (36.02) feet; thence South Thirty =seven Degrees
Fifty -four Minutes Twenty -six Seconds East (S37054126 "E)
Thirty and Thirty -six Hundredths (30.36) feet; thence North
Three Degrees Three Minutes West (N303`11) Fifty -Six and
Forty -six Hundredths (56.46) Feet to the actual point of
beginning and there terminating.
This instrument is exempt from State Deed.Tax.

Mortgagee of Outlot 2, Southcale Office Dark, as evidenced by
that certain mortgage dated July 31, 7.975, and filed September 16,
1975, as Document No. 1152367, hereby consents to the foregoing
Easement for Sanitary Sewer granted in and over the premises
described therein, and agrees that its said mortgage and the
lien thereby created shall be subject and subordinate to the
foregoing Easement for Sanitary Sewer.
