EASEMENT FOR WATERIMAIN
THIS INSTRUMENT, Made this A� day of ,
1981, by and between Ryan Properties, Inc., a corporation
under the laws of the State of Minnesota, party of the first
part, and the City of Edina, a municipal corporation organized
under the laws of the State of Minnesota, party of the second
part;
WITNESSETH, That the said party of the first part,
in consideration of One and No /100 Dollars ($1.00),.to it in
hand paid by the said party of the second part, the receipt
whereof is hereby acknowledged, does Grant, Bargain, Sell,
Convey, and Warrant to said party of the second part, its
successors and assigns, an Easement in perpetuity for watermain
purposes, including the right to enter for the purpose of
constructing, maintaining, altering, repairing, and
reconstructing a watermain in, under, and over the following
described property situate in the County of Hennepin and State
of Minnesota, to -wit:
A 10.00 foot utility easement for watermain purposes
over, under and across Lot 1, Block 1, ONE CORPORATE
CENTER PHASE 4, according to the recorded plat thereof,
Hennepin County, Minnesota, the centerline of which is
described as follows:
Commencing at the southwest corner of said Lot 1;
thence North 0 degrees 12 minutes 15 seconds Fast,
a distance of 135.00 feet; thence Northerly on a
curve, concave to the west, having a radius of
380.00 feet, a central angle of 2 degrees 15 minutes
43 seconds, a chord of 15.00 feet, a chord bearing
of North 0 degrees 55 minutes 37 seconds invest, an
arc length of 15.00 feet to the point off beginning
of the line to be described; thence North 71 degrees
13 minutes 25 seconds 'East, a distance of 380.59 `eet;
thence North 0 degrees 28 minutes 31 seconds East, a
distance of 94.00 feet; thence South 89 degrees 31
minutes 29 seconds East, a distance of 25.00 feet
and there terminati.nc.

It is the intention and agreement of the Parties
hereto It
the party of the second part shall in the
construction, or maintenance of said watermain replace any
soil, blacktop, shrubs or sod removed by excavation in
t
connection with such construction or maintenance work, in
as ne�rly as possible the same condition as before such
excavation.
IN WITNESS WHEREOF, Ryan Properties, Inc., has
caused these presents to be executed the year and day first
above herein set forth.
