WITNESSETH, That the said party of the first part, in consideration
of One and No /100 Dollars ($1.00), to them in hand paid by the said party of the
second part, the.receipt whereof is hereby acknowledged, do-Grant, Bargain, Sell,
Convey and Warrant to said party of the.second part an Easement in perpetuity
for all utility and drainage purposes including.-but not being .limited to, sanitary
sewer, storm sewer, water pipes, including the right to enter-for the purpose of
constructing, 'maintaining, altering, repairing and reconstructing said utility
and drainage systems in and over the following described property situate in the
County of Hennepin and State of Minnesota, to -wit:
That part of Outlot A, ONE CORPORATE CENTER PHASE 6, according to
the recorded plat thereof, Hennepin County, Minnesota, described
as follows:
An easement being 3.00 feet South of and _parallel with the
following described lines -- Corunencing_at_.the southwest corner
of said Outlot A; thence,N 0028'31" E along the west line of
said Outlot A, a distance of 150.00 feet to the point of begin-
ning; thence S 89047'45" E, a distance of 80.00 feet and there
terminating. k

An easement being 15.00 feet Southwesterly and,Southeasterly of
the following described line: Commencing at the most northerly
corner of Lot 1, Block 1, said ONE CORPORATE CENTER PHASE 6; thence
S 44° 31129" E along the northeasterly line of said Lot 1, a distai.,ce
of 57.87 feet; thence S 89 031129" E, a distance of 21.21 feet to the
point.of beginning of the line to be described; thence S 44 °31129 ":E
a distance of 40,52 feet to the intersection with a line drawn
parallel with and 15.00-feet northwesterly of the northwesterly line
of Lot 1, Block 2,,said ONE CORPORATE CENTER PHASE-6; thence N 450
28131" E along said parallel line, a distance of-55.00 feet and there
terminating. (The side lines of said 15.00.foot'easement are to
be lengthened or shortened so as to form a continuous easement strip
with the utility*easement.dedicated on the plat of ONE CORPORATE CENTER
It is the intention and agreement of the Parties hereto, that the PHASE 6)
party of the second part shall in the construction, or maintenance of said utility
and drainage systems, replace any shrubs or sod removed by any excavation in
connection with such construction or maintenance work, in as nearly as possible
the same condition as before such excavation.
