first part, and the City of Edina, a municipal corporation organized
under the laws of the State of Minnesota, party of the second part;
WITNESSETH, That the said party of the first part, in
consideration of One and No /100 Dollars ($1.00), to it in hand paid
by the said party of the second part, the receipt whereof is hereby
acknowledged, does Grant, Bargain, Sell, Convey, and Warrant to
said party of the second part an Easement in perpetuity for watermain
purposes, including the right to enter for the purpose of constructing,
maintaining, altering, repairing, and reconstructing a watermain in,
under, and over the following described property situate in the
County of Hennepin and State of Minnesota, to -wit:
A perpetual utility easement over, under and across Lot 1, Block 1, LEWIS RIDGE, according to thf
recorded plat thereof, Hennepin County, Minnesota, lying 5.00 feet on each side of a center line
described as follows:
Commencing at the southeasterly corner of said Lot 1; thence on an assumed bearing of North 0
degrees 09 minutes 30 seconds East along the most easterly line of said Lot 1 a distance of
1.88 feet; thence North 81 degrees 04 minutes 30 seconds West a distance of 153.57 feet; thenc(
North 34 degrees 27 minutes 07 seconds West a distance of 282.37 feet; thence North 89 degrees
10 minutes 32 seconds West a distance of 190.00 feet; thence South 63 degrees 05 minutes 23
seconds West a distance of 68.07 feet to the point of beginning of the center line to be
described; thence continue South 63 degrees 05 minutes 23 seconds West a distance of 64.88
feet; thence South 20 degrees 54 minutes 47 seconds West a distance of 80.00 feet to a point
hereinafter referred to as "Point A "; thence continue South 20 degrees 54 minutes 47 seconds
West a distance.of 44.10 feet and there terminating.
Together with a perpetual utility easement over, under and across said Lot 1, lying 5.00 feet
northeasterly and 10.00 feet southwesterly of a center line described as follows:
Commencing at the terminus of the last herein described center line; thence North 20 degrees
54 minutes 47 seconds East a distance of 44.10 feet to said "Point A" and the point of the
center line to be described; thence South 10 degrees 28 minutes 45 seconds East a distance
of 51.77 feet and there terminating.
It is the intention and agreement of the Parties hereto
that the party of the second part shall in the construction, or
maintenance of said watermain replace any shrubs or sod removed
by any excavation in connection with such construction or mainten-
ance work, in as nearly as possible the same condition as before
such excavation.

Re: Lewis Ridge - Proposed Easement
Dear Don:
Enclosed please find a photocopy of the proposed easement for Lewis
Ridge. I am also enclosing a copy of the description and location
of the easement, as prepared by our surveyor, James R. Hill, Inc.
Please review the enclosed easement for form and accuracy. It is
our intent to file the easement concurrently with the filing of the
Declaration and By -Laws and Certified As- Builts within the next
two weeks.
