(Sanitary Sewer, Water and Storm Sewer Easements
under Park for Office Building)
An easement for utility purposes over, under and across Lot 4, Block 1,
Edinborough Addition, according to the recorded plat thereof, Hennepin
County, Minnesota.
Said easement consists of two parcels of land, which parcels are described
as follows:
Description of Easement Parcel 1
Said Easement Parcel 1 is a square of land, the southeasterly line of said
square is descried as follows:
Commencing at the most easterly corner of said Lot 4; thence on an
assumed bearing of South 45 degrees 07 minutes 37 seconds West 57.56
feet along the southeasterly line of said Lot 4; thence North 44
degrees 52 minutes 23 seconds West 7.60 feet along said southeasterly
line; thence South 45 degrees 07 minutes 37 seconds West 17.66 feet
along said southeasterly line; thence South 44 degrees 52 minutes 23
'seconds East 7.60 feet along said southeasterly line to a point
hereinafter described as Point A, said Point A also being the point of
beginning of the southeasterly line of the square to be described;
thence South 45 degrees 07 minutes 37 seconds West 25.00 feet along
said southeasterly line of Lot 4 and there terminating.
Description of Easement Parcel 2
Said Easement Parcel 2 Is a strip of land 10.00 feet wide, the centerline
of said strip is described as follows:
Commencing at said Point A; thence South 45 degrees 07 minutes West
47.91 feet along said southeasterly line of Lot 4 to the point of
beginning of the centerline to be described; thence North 44 degrees 48
minutes 20 seconds West 146.06 feet and said centerline there
terminating.
The sidelines of said Easement Parcel 2 are to be prolonged or shortened to
begin on said southeasterly line of Lot 4.
