TO
STORM SEWER EASEMENT
A permanent easement for public drainage and storm sewer purposes on, over,
under and across those portions of LOT 1, BLOCK 4 and OUTLOT E, SOUTH EDINA
DEVELOPMENT ADDITION, according to the recorded plat thereof, Hennepin
County, Minnesota, described below. Said permanent easement consists of
three parcels of land.
Description of Easement Parcel One
Said Easement Parcel One is a strip of land 20.00 feet wide, the centerline
of said strip being described as follows:
Commencing at the most westerly corner in the southerly line of said
OUTLOT E, said most westerly corner also being the most southerly
corner of said LOT 1, BLOCK 4, said SOUTH EDINA DEVELOPMENT ADDITION;
thence easterly for 56.59 feet along said southerly line on a curve
concave to the north, radius 61.53 feet and central angle 52 degrees 41
minutes 48 seconds, the chord of said curve is assumed to bear South 63
degrees 39 minutes 06 seconds East, to a point of curve in said
southerly line; thence on a bearing of EAST along said southerly line
for 47.23 feet to an angle point in said southerly line; thence South
84 degrees 16 minutes 39 seconds East for 12.44 feet to the actual
point of beginning of the centerline to be described; thence North 00
degrees 46 minutes 59 seconds East for 92.11 feet to a point
hereinafter described as POINT Z; thence North 14 degrees 15 minutes 52
seconds East for 39.07 feet to a point hereinafter described as POINT
X; thence continue North 14 degrees 15 minutes 52 seconds East for
24.87 feet to the boundary between said LOT 1 and said OUTLOT E; thence
North 44 degrees 18 minutes 59 seconds East along said boundary for
61.72 feet to an angle point in said boundary and said centerline there
terminating. The northwesterly line of said strip is to be prolonged
to terminate on the easterly line of said LOT 1.

Said Easement Parcel Two is a strip of land 50.00 feet wide, the southerly
and easterly line of said strip being described as follows:
Commencing at said POINT X; thence North 30 degrees 17 minutes 59
seconds East for 286.68 feet; thence North 47 degrees 09 minutes 42
seconds East for 266.65 feet; thence North 00 degrees 50 minutes 14
seconds East for 322.00 feet; thence North 12 degrees 26 minutes 09
seconds East for 11.62 feet to the actual point of beginning of the
lien to be described; thence North 68 degrees 00 minutes 00 seconds
East for 293.81 feet; thence on a bearing of NORTH for 29.89 feet to
the northerly line of said OUTLOT E and said line there terminating.

Beginning at said POINT Z; thence on a bearing of WEST for 124.90 feet

Together with a temporary easement for public drainage ditch purposes over,
