northerly of toe south line of the north 25.00 acres thereof.
The centerline of said easement is described as follows: Commencing at the
northeast co er of the above described property; thence southerly along the

easterly line th areof, 60.00 feet to the Point of Beginning of the centerline to be
described; thet ce westerly at right angles 60.00 feet; thence southerly, parallel to
the said eastei /y line, 248 feet more or less to the southerly line of the above
described prop rty. Subject to and excepting therefrom roads and highways.
It is the intention and agreement of the parties hereto that the party of the second part shall pay all
costs of construction of the utilities including, without limitation, the costs of restoration of any
irrigation, sod, vegetat on or tree replacement, and pavement replacement that is disturbed in
conjunction with said c nstruction and from Edina's maintenance, repair, and replacement of the
utilities and from future construction of such utilities. It is also the intention that the utilities shall be
placed 5.0 feet below toe existing surface.
