RESOLUTION NO. 2021 - 47
APPROVING SIGN VARIANCES FOR MONUMENT SIGN HEIGHT AND SIZE OF
ALLOWABLE BUILDING SIGNAGE AT 7101 & 7201 METRO BOULEVARD
BE IT RESOLVED by the City Council of the City of Edina, Minnesota, as follows:
Section 1. BACKGROUND.
1.01 David Little, HGA. requested sign variances for the height of freestanding signs
adjacent to HWY 100 at 7101 & 7201 Metro Boulevard and the size allowance for the
allowable signs at 7201 Metro Boulevard.
1.02 On, May 12, 2021, the Planning Commission held a public hearing and recommended
denial of the request. Vote: 5 Ayes and 4 Nays.
1.03 The Planning Commission denial was appealed to the City Council on May 18, 2021.
1.04 The property is legally described as follows:
1.05 Parcel 1: Lot 1, Block 1, Martens 1st Addition, according to the recorded plat thereof,
and situate in Hennepin County, Minnesota. Abstract and Torrens property Note: The
Torrens portion being more particularly described as follows: Par 1: That part of Lot 1,
Block 1, Martens 1st Addition, embraced within Outlot A, Metro Place. Par 2: That
part of Lot 1, Block 1, Martens 1st Addition, embraced within Government Lot 1,
Section 9, Township 116, Range 21, except that part thereof embraced within Outlot A,
Metro Place. The registered portion of the property is evidenced by Certificate of Title
No. 787157 Parcel 2: Lot 1, Block 1, Metro Place, according to the recorded plat thereof,
and situate in Hennepin County, Minnesota.
Torrens Property Being registered land as is evidenced by Certificate of Title No. 626512.
1.06 On June 1, 2021, the City Council held a public hearing.
Section 2. FINDINGS
2.01 Approval is based on the following findings:
2.02 There are practical difficulties in complying with this Section:
2.03 The proposal meets the variance criteria. The proposed signage will have limited
impact on surrounding neighborhoods and fits within the size and scale of the
building.

2.04 The practical difficulty is the scale and size of the site. Smaller wall signs on the
building and an eight-foot monument sign would be difficult to see due to the scale of
the building and visibility from HWY 100.
2.05 The proposed signage will not alter the character of the neighborhood.
Section 3. APPROVAL
NOW THEREFORE, it is hereby resolved by the City Council of the City of Edina, approves
the requested sign variances at 7101 & 7201 Metro Boulevard.
Approval is subject to the following conditions:
1. Sign plans and elevations date stamped April 21, 2021.
