_KNOW ALL MR BY SE PRESENTS: That Burton F. Myers and Virginia Myers, his wife, owners and proprietors of the following described land
situated in the County of Hennepin, State of, Minnesota, to wit: That part of Government Lots 7 and 81 Section 28, Township 117, Range.21,
described as follows: Beginning at a point in the Southeasterly right of way line of U. S. Highway No. 169 and 212, South 18 Degrees 27
Minutes West, 168.62 feet along said right of way line from the North line of said Government Lot 7, thence South 78 Degrees 16 Minutes05
Seconds East, 180 feet to the actual point of beginning of the tract of land t:o be described, thence North 78 Degrees 16 Minutes05 Seconds
West 180 feet to the Southeasterly right of way line of U. S. Highway No. 169 and 212, thence South 18 Degrees 27 Minutes West along said
right of way line 150 feet to a point which is 270 feet Northeasterly along said right of way line from its intersection with the original
Northwesterly right of way line of Eden Avenue (Eden Prairie Road),thence South 71 Degrees 33 Minutes East, 53 feet, thence South 46 Degrees
29 Minutes 14 Seconds East,`86.10 feet to a point in the original right of way line of Eden Avenue (Eden Prairie Road) distant 270 feet
Northeasterly along said original right of way line from its intersection with the Southeasterly right of way line of U. S. Highway No. 169
and 212, thence continuing South 46 Degrees 29 Minutes 14 Seconds East, 8.40 feet more or less to the Northwesterly right of way line of
Eden Avenue, thence Northeasterly along said right of way line on a curve to the right having a radius of 1186.28 feet, 40.18 feet more or
less to a point in the West line of said Government Lot 8, thence Due South along said West line and along the right of way line of Eden
Avenue 8.15 feet more or 12ss to the Northwesterly right of way line of Eden Avenue, thence Northeasterly along said right of way line on a
curve to the right having a radius of 1179.28 feet, 80.89 feet more or less to a point in a line drawn Due South and parallel with the West
line of said Government Lot 8 from the actual point of beginning, thence Due North along said parallel line 135.32 feet more or less to the
actual point of beginning. For the purpose of this description the West line of said Government Lot 8 is considered to be a Due North and
South line; also that part of Government Lot 8 Section 28, Township 117, Range 21 described as follows: Beginning at a point in the South-
easterly right of way line of U. S. Highway No. 169 and 212, South 18 Degrees 27 Minutes West, 168.62 feet along said right of way line
from the North line of Government Lot 7, said Section 28, thence South 78 Degrees 16 Minutes05 Seconds East, 180 feet to the actual point of
beginning of the tract of land to be described, thence Due East 15 feet, thence Due South and parallel with the West line of said Government
Lot 8, 127,80 feet more or less to the Northwesterly right of way line of Eden Avenue, thence Southwesterly along said Northwesterly right
of way line on a curve to the left having a radius of 1179.28 feet, 16.77 feet more or less to a point in a line drawn Due South and parallel
with the West line of said Government Lot 8 from the actual point of beginning, thence Due North along said parallel line 135.32 feet more or
less to the actual point of beginning.
And Edina Auto Wash, Inc. a Minnesota Corporation, owners and proprietors of the following described land situated in the County of Hennepin,
State of Minnesota, to wit: That part of Government Lot 8, in Section 28, Township 117, Range 21 described as follows: Beginning at the North-
west corner of said Government Lot 8, thence East along the North line thereof 155 feel., thence South parallel with the West line of said
Government Lot 8 a distance of 281.18 feet more or less to a point in the Northwesterly right of way line of Eden Avenue, thence Southwest-
erly along said Northwesterly right of way line to its intersection with the West line of said Government Lot 8, thence North along said
West line 351.95 feet more or less to the point of beginning. Also that part of Government Lot 7, said Section 28, described as follows:
Beginning at the Northeast corner of said Government Lot 7, thence running West along the North line thereof 52.15 feet,'more or less, to a
point in the Southeasterly right of way line of State Trunk Highway Number 169 and 212, thence running Southwesterly along said Southeast-
erly right of way line a distance of 318.62 feet to a point 270 feet Northeasterly from the intersection of the Southeasterly right of way
line of said State Trunk Highway with the Northwesterly line of Eden Avenue as measured along the Southeasterly right of way line of said
State Trunk Highway, thence Southeasterly at right angles 53 feet, thence deflecting to the right Twenty -Eight Degrees Twenty -Nine Minutes
Fifty -Five Seconds (28°29'55") and running Southeasterly 86.09 feet more or less to a point in the Northwesterly right of way line of Eden
Avenue, which point is 270 feet Northeasterly from the intersection of the Northwesterly line of Eden Avenue with the Southeasterly
line of State Trunk Highway Number 169 and 212 as measured along the Northwesterly line of said Eden Avenue, thence running Northeasterly
along the Northwesterly line of Eden Avenue 48.65 feet, more or less, to its intersection with the East lire of said Government Lot 7 the-
nce North along said Easterly line a distance of 351.95 feet, more or less to the point of beginning, excepting therefrom that part oh Gov-

this description the West line of said Government Lot 8 is considered to be a Due North and South line. Have caused the same to be surveyed
and platted as ENROTH'S FIRST ADDITION, and said Burton F. Myers and Virginia Myers, his wife, have hereunto set their hands and seals this
