HomeMy WebLinkAboutResolution No. 2025-15 Final Plat for 5120 & 5124 Hankerson AveRESOLU11O14 NO. 2025-15 APPROVING FINAL PLAT AT 5120 AND 5124 HANKERSON AVENUE BE IT RESOLVED by the City Council of the City of Edina, Minnesota, as follows: Section I. BACKGROUND. 1.01 Donnay Homes, on behalf of the property owner, is proposing to subdivide the properties at 5120 and 5124 Hankerson Avenue into three lots. The existing homes on both lots would be removed and new homes constructed on each new lot. This property was originally platted as three lots. The applicant is proposing to restore the original plat 1.02 Within this neighborhood, the median lot area is 6,504 square feet, median lot depth is 130 feet, and the median lot width is 50 feet. The new lots meet the median calculations. 1.03 The following described tract of land is requested to be divided: Lot 6, 7 and 8, Block 9 Brookside Heights, Hennepin County, Minnesota. 1.05 The Subject Property is guided Single Family Residential under the City's Comprehensive Plan and is zoned R-I, Single Dwelling Unit District. 1.06 On September 12, 2024 after published and mailed notice in accordance with Minnesota Statutes and the City Code, the Planning Commission held a public hearing, at which time all persons desiring to be heard concerning this application were given the opportunity to speak thereon. The Planning Commission recommended approval of the Preliminary Plat and Variances Vote: 8 Ayes and I Nay. 1.07 On October I', 2024, the City Council held a public hearing on the proposed subdivision and lot width, lot depth and lot area variances. 1.08 On October 15th, 2024, the City Council approved the preliminary plat with lot width, lot depth and lot area variances. Vote: 5 Ayes and 0 Nays. Section 2. FINDINGS 2.01 Approval is based on the following findings: I. There have been no changes to the approved preliminary plat. The proposal re-establishes the original plat of these three lots. 3. The proposed subdivision would result in two lots more characteristic of the area. Section 3. APPROVAL NOW THEREFORE, it is hereby resolved by the City Council of the City of Edina, approves the Final Plat of 5120 and 5124 Hankerson. Approval is subject to compliance with the conditions in Resolution No. 2024-75. Adopted by the City Council of the City of Edina, Minnesota, on February 4, 2025.
