APPROVAL OF THE MINUTES: The minutes of the May 16, 1996, meeting were filed as submitted. 11. NEW BUSINESS: B-96-39 Martin and Patricia McKinley 4510 Moorland Avenue Lot 12, Block 5, Country Club Browndale Section Request: A 2.75 foot sideyard setback variance Ms. Aaker informed the board the subject property is located on the west side of Moorland Avenue and consists of a two story Mediterranean style home. The home owners are hoping to expand the second story over their garage to include a master bedroom. The home was remodeled in 1993 which included the attachment of the garage, an addition of a family room on the Ist floor and a second story expansion above the family room addition. All of the improvements in 1993 conformed to the Ordinance requirements. Ms. Aaker concluded staff is of the opinion that the gabled end portion of the addition requiring the variance is needed to break up the mass of the building wall. In addition, spacing between structures is generous and not likely to be reduced. Staff supports the request as submitted. The proponents, Mr. and Mrs. McKinley were present. A brief discussion ensued with Board Members in agreement that the gabled end portion of the addition that requires the variance is needed to break up the building mass, and also introduces an interesting architectural feature. Mr. Lewis moved approval subject to the plans presented and the use of matching materials. Mr. Patton seconded the motion. All voted aye; motion carried. B-96-40 Jerold Finnamore/Greg Bauleke 5636 Interlachen Circle Lot 3, Block 2, Victorsen's East Mirror Lakes Request: A 3.5 foot frontyard setback variance Ms. Aaker explained the subject property is located on the east side of Interlachen Circle and consists of a rambler. The homeowners currently have a recessed front entry vestibule. The homeowners are hoping to extend their existing front entry porch by 3.5 feet, to include posts and a railing. Ms. Aaker concluded the addition would be an enhancement and would have minimal impact on neighboring properties. Staff supports the request as submitted. Mr. Patton moved variance approval subject to the condition that the vestibule remain unenclosed. Mr. Workinger seconded the motion. All voted aye; motion carried. III.
