Minutes of the .meeting of ��t�.;ust 3, 1956, were approved on motion, seconded
and carried.
2-- Preliminary Plat of R. 0. Ronnei, 6217 Belmore Lane, being the division of
Block 10, Mendel.ssohn, was studied and approval recorranended. Since the lot
would be 90 x 175, and the balance of the block would also be over the mini-
iimm, motion was made by Air. Hiatt, seconded by Lofgren, to recoi-,Pnend approval.
AL1 in favor, motion carried.
;- Request of Sven i,,rold to rezone his land, 14405 Valley Vicw road, to cormnercia.l_
was considered with a recommendation that action be deferred until the Gard-ner
study is completed. Motion rade by Levris, seconded and carried to wait until
1r. Gardner's study is completed to act on this request.
4- Replatting in hTorma-r!dale ,addition was consid cn,ed «nd Mr. Hyde suggested a
change in policy to elimin.a-Ld requirin, pla-'s -.,,o split presently platt:,od lots
facing on two streets into uvx lots. i^3h.ex•u I--roposal is to s l_.t lots equally
and lots are above minimam size, lots could be known as East half and %,est half.
Since this Irocedure would require an ordinance change, motion was made, second-
ed and carried to refer this matter to Village Attorney 1 indhorst.
5- ter. E. 0. Soderberg's request to subdivide Lots 1, 2 and 3, Brookside Terrace
into two lots, frith houses to face on Motor Street, was considered. Since the
two lots which would be approo-dr,ately 100 x 125 feet and 75 x 130 feet in size,
are above minimum requirements, motion was made by Mr. Lewis, seconded by Mr.
Lofgren, to recormiend approval of this without a hearing. Motion carried.
6- Coffman°s request to face houses opposite way on corner lots in South Garden
Estates II Addition, specifically lots 4 and 5, Block 2, lots 6 and 7, Block 3
and Lot 6, Block 4, South Garden Estates I Addition, and Lots 3 and 5, Block l
Lots 1 and 2, Block 2, Lots 1 and 4. Block 3 and Lot 1, Block 5, South Garden
;states II Addition, was considered. Letter of request was reed and reasons
noted. Planning Coram-1i_ssion felt that as long as the 30 foot minimum set -back
is maintained on bots; sides of a corner lot, there is no reason why they should
not be allared as long as the house meets all specifications. motion was made
by Lewis, seconded by Hiatt, and carried to recorrrriand that their request be
granted.
7- Final Plat of George A. 11illson s Addition, coiror Pormandale Road and ieindsor

8-- Prelirru.nary Plat of John A. Kohler, 5717 _High�,ray 16�� (Lot 6, ':arden Acres;,
was presented and Mr. Kohler told Planning CoLmLission the only reason he w:9xited
their approval at this time was to force the issue and get State highway Demrt--.

talked to 11r. Ylubrey today and when asked about the plans for Highway 169, Mr.
2vCubrey said he did not know. Fir. Hiatt then moved to accept the preliminary
for study. Since there is a garage encroachment, discussion was had as to whether
it was possible to subdivide and build on both lots and Mr. Kohler was advised
that if garage is left on the one lot, he would not be allayed to build on it.

to accept the preliminary subject to future plans of the H:Lghway Commission,
seconded and carried.
9- Roy Peterson's proposed Shopping Center in the vicinity of Valley View Road
and Tracy Avenue, the Valley View Stables property, was studied and Err. Krafft
e.Lplaired the layout in detail.. Mr. Peterson said it was planned to use
approximately 4 acres for shopping,,renter (92,000 square feet) with a ratio
of 3,8 to 1 for 1parking space, or roxii for 306 cars. He said he plans to
build and sell_ houses all arouixi it before dowelping the shopping district
but iianted to be sure that anyone int�__,rostoj: knyus that it is future shopping
district, if approved. P•Iotion was in Ide, socord€:d L dd carried to refer this
request for rezoning to Gar&iar for study and that action on the plat be de-
layed until the study is completed.
:10. Itir. S. P. Evert, #8 Edina Cour, -requested permission to build an additional
garage on the rear of :his lot with only one foot clearance. lie said the garage
would be 14 x 20 1 and that, although there is 22 feet between the house and the
lot line, he wanted as much space as possible between the house and the garage
because of the bedroora iT ndows. 11r. Law questioned whether another building
would be allowed on the lot and read the ordinance >tirhich states that all build
i.ngs must be at least 5 `feet from the lot line. Yx. Odell suggested that per-
haps 11r. Ewort could purchase enough land from his neighbor, i 1r. Darr, to
accomodate the necessary drive and garage and recommended that he try to do
so. No action taImn.
3-1-- Mir. Garrison's proposed plat of the West section of Street car right of tray,
which was received too late for review before the neeting, was accepted for
study. No actiun taken.
l2m ifir. Caa�l Gaxdner was present mid a discussion was had as to just what he plans
to do in regard to his stud.* of the zoning problems in the Village. He gave
general infor-ila;tion as to the mnthods ho irould use and members of the Committee
gave their informal opinions to YiLm as to their desires as to what type of
