WEDNESDAY, APRIL 31, 1957 AT 700

P.M. IN THE EDINA VILLAGE HALL
Members Present: T. L. Todd, Chairman, Al. Hiatt, Leonard Odell, Wmi W. Lewis,
Harry Gustafson, John Foley and Wme Wilkinson; Bud Law, Planning
Consultant, Marren C. Hyde, Village Manager and Joseph Zikan,
Village Engineer.
1- Minutes of the meeting of March 6, 1957, were approved on motion, seconded and
carried.
2- Mr,, Sidney Frissell, Hopkins City Manager, presented a sketch of the former
street car right-of-way showing a proposed new street arrangement. Mr. Hiatt
made a motion to approve the plan in principle with the stipulation that the
details be explored by our Engineering department to work out anything that
would be advantageous to the two communities. Motion seconded and carried.
3- SUPER HOMES' REVISED PROPOSED SUBDIVISION OF TRACT B." REG. LAND SURVEY #519
was presented by Mr. Hyde, who stated that this is a small area just west of
the railroad tracks and south of Valley View Road. Some of the lots proposed
have 75 foot fronts and he did not know how soon serer and water will be in
there, It was recommended that approval of this Preliminary Plat be given
subject to sewer and water being constructed or under way before submitting
final plat, also subject to including and numbering interior lot, which has
a house on it, as a part of this subdivision. Motion made by Hiatt, seconded
by Wilkinson, and carried to recommend approval of this preliminary plat on
this basis.
4- ROGER HOLT was present and again requested that his property at 7200 Normandale
be rezoned to Commercial in order to build an oil station and later on, a nursery.
Mr. Law said this was problem land and until plans for the highway are crystallized
there should be no recommendation. Mr. Holt withdrew his request.
5- REVISED PRELIMINARY OF SOUTHDALE IV ADDITION was presented. Mr. Hyde said he
and the Park Board thought this property might be a good location for a swimming
pool and suggested postponing approval of the preliminary until some more thought
could be given to it. Mr. Legis moved, Hiatt seconded, a motion to table this
matter until the next regular meeting. All in favor, motion carried.
6- HOWARD NOFmos PROPOSED REPLAT OF LOT 7A BLOCK 1. CODE'S HIGHVIEW PARK was
presented with a recommendation that this be referred to Village Attorney for
report as to legal method of accomplishing such desirable subdivision other
than platting. No action taken.
7- DR. GEO. D. EITELBS PROPOSED SUBDIVISION OF LOTS 3 & 10. BLOCK 3. SUNNYSLOPE
Section, Country Club District, was presented with recommendation for approval
subject to written approval by the Sunnyslope Association. Motion made,
seconded and carried to recommend approval subject to the conditions in the
recommendations.
8- THERNELL BROS.° M2EST TO BUILD DOUBLE BUNGALOWS ON FRANCE AVENUE, 60th to
62nd, having been discussed during the past month and sketches of the proposed
houses having been presented and approved as to sizep cost and design, was
recommended for approval, based on this being the best land use for this pro-
perty which faces France Avenue. Motion was made, seconded and carried to
recommend approval on the conditions that house plans be approved by the
Village Manager, Plan Consultant, as well as Building Inspector, for each
specific lot, and that they be in keeping with this presente-d?.

9- MR. E. A. ROTHE°S REQUEST TO BUILD DOUBLE,BUNGAWWS ON THE WEST SIDE OF MM
Avenue, just !south of 62nd Street, was considered and Mr. Rothe was present
and explained the type of house he planned to build on these 75 x 190 foot lots.
After discussion, Mr. Rothe was asked to bring in a sketch and plans before
recommendation is made. Motion was then made, seconded and carried to table
this request until the next regular meeting.

between 58th and 59th Streets,.was read by Mr. Hyde. It was noted that these
are double -bungalows on Xerxes Avenue between 62nd and 64th now. In order
to determine the limits of double bungalows on Xerxes, motion was made: second-
ed and carried to table this request until Planning Commission members have a
chance to look at the property in question.
11- MR. ARTHUR SCHEPPKE,, OWNER OF LOT 4, ffiACK 4. CRESTA HILLS, was present and
made a request to build a double bungalow on this lot which is on the northeast
corner of 70th and Wooddale. The lot is 90 x 165 feet deep, however it was
felt that permitting a double bungalow at this location would be setting a
precedent, therefore the request was denied on motion, seconded and carried.
12- MR. ED. STOW again presented a preliminary plan of property at 70th and France.
Mr. Alfred C. Godward, consulting engineer, explained the layout and general
plan of building. Motion made, seconded and carried to refer this matter to
the Village Manager and Engineer for further study, inasmuch as the plan had
not been submitted prior to the meeting.
There being no further business, meeting adjourned at 9:30 P.M.
