Z-58-258 HEMY NONTMAN, request for Office Building District Zoning on Lot 49 Block 3, Edenmoor (southwest corner Sherwood Avenue and Highway 169). Tabled pending action on Office Building District, 5, Z-58-198 BILTMORE MOTEL, request to rezone to Community Store to add 52 addi- tional units -and a swimming pool on Parcels 200 and 54009 Seco 289 Twp. 117, Range 21. This was placed on file in order to give members an opportunity to review the property. III - Subdivision Approval A. PRELIMINARY: 1. S-58-269 MELROY RIVE, a re -subdivision of bots 19 2 and 3, Block 3, Broadmoor Addition. (Stewart Street south of Grove on west side). Request was to divide 3 lots into 5 of lesser frontage because improvements are now available. Motion was made by Lewis, seconded by Hiatt and carried to allow subdivision into four lots with approximate frontages of 85 or 90 feet each. 2.'S-58-27, DALE JOHNSON'S request to subdivide lots 24 thru 309 Willard°s Addition (Tyler and Maloney) into four lots, to front on Tyler. Motion was made by Gustafson, seconded by Foley, and carried to recommend approval of the subdivision into four lots. However, 2 lots are to be platted on Maloney, 70 feet wide and 130 feet deep and have 50 foot setbacks, and 2 lots to front on Tyler street and have 75 feet frontages, and approval is subject to receipt by Village of a.10 foot strip along Maloney to widen the street. 30 S-58-28, HANSON'S III ADDITIC;J (Tyler, south of Maloney). Request was for approval of a change on the plat originally submitted. After consideration, motion was made by Hiatt, seconded by Foley and carried9 to recommend approval subject to vacation of the cul-de-sac, and receipt of a 25 foot easement on the south to allow the extension of Waterman Avenue in the future. 4. S-58-30, MORTON JOHNSON ADDITION (southwest corner of Code and Grove). Motion was made by Hiatt, seconded by Foley and carried to recommend approval subject to Mr. Swanson°s suggestion that developer be required to file a deed restriction on Lot 3 to the effect that no building permit will be requested until such time as the street right-of-way in front of this lot has been increased to fifty (50) feet or more. E 5• S-58-79 LAMPE ADDITION (St. Johns and Maloney). Motion was made by Gustafson, seconded by Hiatt, and carried to recommend approval subjeet_to dedication of a turnaround. In view of the fact that each lot contains 12,000 square feet or more, it was agreed that the requirement of 90 foot frontage lots be waived. 6. S-58-59 VICTORSEN°S INTERLACHEN (Blake Road and Waterman). Motion was made by Gustafson, seconded by Hiatt, and carried to recommend approval subject to dedi- cation of a turnaround and since lots are adequate in size (129000 square feet or more), to waive the 90 foot frontage requirement. This is a re -subdivision to increase the front -age of three of four lots on France from 80 to 87 feet and was approved �t the ,Tuly me-eting. Mr. Johnson said he deliberately hought 10 feet of the one lot, which was only 55 feet wideq so t1hat a house could no` be -built ,upon it, and saw no reason w1hy a plat should 45e required, inasrauGh as it had already been platted.
