Request was to be allowed to split this lot into two lot; which would be 84 feat wide on West 57th St. The east lot would have an average depth of 118 feet and the west lot would have an average depth of 125 feet. The two lots would be smaller than sur- rounding lots., tharefore motion was made by Wilkin son8 seconded by Foley and ca- Tied to deny this request. C. S-58-"45, C. However, two of the lots i,jould he only 72.5 feet aide and three of them would be only 118 feet deep. P.'.r. Swanson recommended platting the two lots into four instead of five lots. inasmuch as these five lcl;s would not meet minimum requirements, motion was made by Wilkinson, seconded by Foley and carried, to deny this request. O. 5-58-46, GORDON, Lot 5 and North 40 feet of lot 69 Block 2, Peacedale Acres. This request was to plat two 75 foot lots fronting on Valley View to be used for double bungalows. Since the request to build dcxibles was considered and appra�ral recorinended in Zoning Change Request Zea motion was made by Wilkinsone seconded and carried to recommend this ;preliminary plata subject to approval of plans when submitted. ROVI.ANDS, 5336 Halifax, requests permission to plat the rear 125 feet of lots 20 and 218 Block 2 of South Harriet Park II into one lot on which a home would be constructed ha�fing its own well and sewage disposal system. The Planning Commission noted that other" residents of this block might at some date in the futu.e wish Ito dedicate a street along the exist- ing alley and divide their lot:;, which are quite deep. Mr. Stow pointed out that the ordinance allowed him -to use 30;o' or land coverage and that he was using only approximately 19% of the land. Mr. Wilkinson moved that, in spite of minor deviations, this project has great merit and that Planning Commission look with favor upon it and recommend the preliminary plans for approval. Seconded by Foley and carried. V New Business A4 The State Highway Department proposed new location of U.S. 169 from County Rclad 18 to Hanson Road yeas discussed by the Planning Commission. The Planning Commission met on November 18th with the St. Loui! Park Planning Commission and the Distxict Highway Er ginee r to consider thi., plan and its long grange eff=ect upon the two ccrunvnities and as a result of that meeting and further disFussirn at the meeting tonight, it was moved by Gustafson, seconded by Foley and zdcpted pan nim.o°sasly that the plan for #:169, as proposed, is not fayo;i ed by the Plenning Commissian for the follow-A'ng reasons: 1. the p_rcpc,,ed croute doers not serve the 'Village w:if Edina in that only about one -°fourth of the Village would have direct access to ii at Hanson Road and perhaps at xnrerlachen. 2. As a State croute, its main purpose is to accommodate through traffic and since this type of traffic has its origin outside of Edina, the Planning Commission does not -see a need to carry such traffic through the Village with the increased noise and fumes it would generate. 3. The Village has already gi°reri approval for Hennepin County plans for the Cressitown Highway and plans t� imprcve County Rcad 18 and the Planning Com- niissiun can see nu sound Ye8son why additional ta:' monies should be expended Ln a new highti6-ay when these two county projects could be used. 4. If the State detei-mines after further study, substantiated by valid facts reg,�Aing trafficvolumes, that anticipated traffic on 169 could not be routed on either County Road 18 or the C.resstown, and that a new }route must be located in Edina, then the Planning Commission recommends that the State consider care- fully and felly the following recGm mendation: That existing U.S. 169 be re -aligned and widened �n the south .and that a frontage rood be considered from Gleeson Road to Doncaster (part of which is already built). That the alignment of #169 be carried on Eden Avenue and a cloveLplea£ be wisidered at Eden and Highway 100 with a half diamond on 50th Street north of highway #1,00„ 5. The proposal that Highway 100 be impr•tved and made a restricted access highway from 78th to 50th Street is endorsed by the Planning C6mmission but the treatment of highway #100 north of 50th street is nct in any manner similar tc that south of 50t.h 3t.7reet Insofar as safety and access is con- cerned.
