S-59-61, A. W ilENAP.IMOU ADDITION. Pir. Hite explained that this is a
division of Lot R, Auditors Subdivision 11o. 325, into two lots, one
having a Frontage on Ridge Road of 130 feet and the other a frontage
of 193.81 feet. Each lot could be about 326 feet deep.
Aar. Odell moved that the plan be approved; Mr. Lewis seconded and the
Motion carried unanimously,
S-59-62, LETN S EDIDA ADD1TTIMI, a repla.t of Lots 5,5 and 7, Block 1, Duggan°s
1:1cmC2ste4d, and Lots5 and 7, Block 7, Brockview Heights Second Addition
into 6 lots 'facing Fest 70th Street. The ccibdivider, .lack Lein, sub-
witted the propored replut because he felt that the existing frontages
of from 0.8 to 125 feet uere too great for the size and valuation of
cc=r 3 they could ia:r_rkat adjacent to the hec.vily travelled W.70th St.
Tine proposed lot:: rsoeld range iron 32.7 to 1.04.3 fest in width, and.
Zir house ply .^ sub -matted a.lorg x7ith the nto;posed plan indicated that
side yai: ds of :approni-mately 15 feet would be available. Hr. Hite
in£orred the Commission that the lots as thay now exist are all less
than 1_20 feet in depth, which depth is the minimum permitted under the
zoning ordinance. lie indicated, however, that the subdivider had
:"4 t:ai.nad sufficient uidt h in each proposed lot; that none of the new
lot:; ware amaller in aroa the a the 9,000 square feet required by
ordinance.
After much consideration, the general concensus of opinion was that
the Locate of depth in the lot:; would m.he any ouch substantial decrease
in width inadvisable, --ad U—tat the proposed replat should be denied,
Fir. Odell so moved, with Mr. Griot -old secondLng. Potion carried
unanimously.
BRMIN-COLLINS PROPOSAL , for the subdivision of approximately 10 acres
of unplatted land south of 70th St. and imm.adiately east of the Danens

epproximately 27 lots and informed the Commiasion that there were still.

vera very interested in buying property taithin that general area,
had rejected the idea of purchasing any of i:ha proposed Ryland
Asses lots because of their owall size.
Er. Griewold said he felt it wan to the best interest of the Village
and the developer as well, to ;ncreace the size of the proposed lots.
