IN THE EDINA VILLAGE HALL Members Present: Wm. Wilkinson, David Griswold, Harry Gustafscn; George Hite, Planning Director. The meeting was opened by Mr. Win. Wilkinson, who acted as Temporary Chairman. Mr. Wilkinson explained that there was; not a quorum present and that, there- fore, no official action could be taken. Mr. Vii"insun stated that this property had been visited on a field trip made by the Planning Commission earlier in the week. At that time, it had been the consensu3 of opinion that this property should continue to be zoned fur :jingle family dwellings. Wilki.n�;on said that the consen- sus of opinion of the Commission after visiting the property was that the granting of the variance would be merely for the convenience of the property owner and that it would not seem to alleviate any appre- ciable hardship, Pyr. Griswold then moved -"o deny the variance request., which motion was thea seconded by Mx. Gu.stafs<,n and carried unanimous- ly, V-60-17. Ggxa,gd R. LIVarrE3e P,arso LaVarre appeared at the meeting to present her request for a 5 foc,4- bide yard variance on Lot 1, Black 11, WA?$ "Zi Avenue fur the purpose of ob- taining a permit to enlarge her kitchen and acid a family room, Mr, Hite explained that thn house had been built at a time when the Ordi- nance required only 5 foot Nide yards and that the proposed addition was an extension of that Side yard, Since the Commission could take no official action at Baia time, Fox. D. D. Pettvighn. Mr, Hite presented M7. Pet•tyjohn°s ic-- quest for an 18 foot garage setback on a corner list at 5620 :"looddale Avenue (Lot 6, Block 4, Lit -IL -91 Part.) He explained that the lot was 45 feet in width and that the Ordinance required a 5 foot side yard from the property lire on the north and a 20 foot driveway from the front of the garage to the property line adjacent to Tower Avenue. Since any regulation size garage would require some type of variance under these conditions, it was felt that the best solution would be an 18 foot, setback from Tower Avenue. A motion to approve the vari- ance was made by Mir. Grisivold, aeconded by fir. Gustafson and carried. V-60-21. VaLy Melina. Mrs. Meland°s request for permi;;sion to di- -wide her property at 4617 Townez Circle (Lot 3, Auditor's Subdivision No. 319) into two lots, one of which would have an average depth of only 76 feet, was presented to the Cormission by Mr. Phillip Neville, Attorney. He explained that the topography of the property was such that the proposed division would create a new lot facing Meadow Road which would have all the visual aspects of a lot similar to others in the area. After some discussion, Mr. Gustafson moved that the matter be reconsidered by the Fiernirg Commission at their next meeting, but that in the meantime, the Council be requested to schedule a public hearing in August. Mr. Griswold seconded the motion which carried unanimously. V-60-22. McCall & Co. Mr. Hite presented the re est of McCall 8 Co. to construct a house at 6003 Abbott Avenue Scuth Lot 31, Block 31 Town Realty's Edina Terrace) with side yards of 6 feet rather than the required 10 feet. He explained that other homes in the south end of the block had five foot sideyards, but That these had been built at a time When -the Ordinance had only required five feet and that the newer homes at the noftn end of the street all had 10 foot sideyards. Be- cause of this, members of the Commission felt the variance to be un- warranted and Mr. Griswold moved to deny the request. Motion seconded by Mr. Gustafson and carried. V. PRELIMINARY PLATS - FINAL FLATS 5-60-25. Ancirevon Addition. This proposed plat of a parcel on West 66th Street having a frontage of 150* feet into two lots, one having a frontage of 80± feet and the other 70* feet was presented by Mr. Hite. He explained that the 80-70 split ries proposed rather than a 75-75 be- cause of the existance of a two-story home on the 70 font lot, which would have side yards in excess of 15 feet even e:ith the narrow ldt width. The addition of I. -he extra 5 feet to the other lot would create more buildable area on that lot. Mr. Gustafson moved that the matter be tabled until such time as it could be considered by the full Com- mission. Mr. Grisraold seconded, and the motion carried.
