I. The minutes of the maeting of September 14, 1960, were appro%4ed on
Mol.lon by Mo. Griswold, seconded by Mr. and carried.

Mr. Hite presentad to the Coianission conies of the Findings of Fact hand-
ed down by Judge in the case of Katherine Marie Pearce and Marie
Elizabeth Pearce vs. the Village of Edina for t-ne rezoning of Cassin'S
Outlot 85 from Multiple Residence to Community Store. He asked the mem-
bers of the Conmission to review these so that they might be familiar
with the deci6ion.

further action was necc-_s ary vt this time.
Z-60-11. Dr. Donatelle. Dx. Denatelle's request for the rezoning of Lot
7, Block 21, Fairfax Addition from Open Development- to Autornobile Park-
ing District for u::e as perking zrC-a in connection with his proposed
,medical clinic and drug :tare {see a;.,ove - Z-60-9). rir. Hite explained
that this; type of zoning �aould provide a.ssuranco to 4djacent property
a.vners that this tui Mould be used only for parking purposes and could
not be used for a corr?:nrcial type building without being rezoned. Members

III. ZONING VARIFT:CREQUESTS
V-60-23. Frnk_ Coleman. itiir. Hive presented Nlr. Culemen°s request for
a 10 foot aide yard on the north side o;: his home at 5800 Hansen Road
(Lot 1, Block 1, E. V. K1op p's Su"tidivi cion) fcr the purpose of building
an addition to his Curages. Coleman's hunia is on a corner lot, but

with a five foot -.side vaid on the south side of the lot. Because Mr.
'rriegang's lot is adjacent to Li;C Cro.,z�-Town - Norma;idale Interchange and
the subject side yard is nut'adjacent to other residential property, Mr.
Odell rpoved to recc=end approval, Seconded by Pr. Gustafson and carried.
V-60-30. Putn sohns:on. M.r. Hite p_esented ff;zs. Johnson's request to
plat Lot 17, Block 1, Peacedale Pores, into 5 lots, four of which would
have a depth of 116 feet and one of 96 feet, rather than the required 120
feet. It was e:�plainod that there t c a 25 foot outlot to the rear of
.Lots. 2, 3, 4, and 5 which the c vner had thus far refused to sell to Mrs.
John6on. Fcllct;ing a �.hort di„c-ussion, For. Odell moved to approve the
plating of the rive lots, with the stipulation that a building permit
could not be issued fur Lot 5 until such time as the Cutlot is acquired.
Motiun seconded by Mr. Lewis and carried.
V-60-31. lilyin Porn. Pyr. Born's request to divide his lot at 6125 Nor-
mandale (Parcel 770+0, Section 19-23-24) into twu lots having less than
the 15,000 scudre fent required on a lot withou- seiner .and having a width
of less then 90 feet ucis pre:.ented by Mr. Hite. This parcel is 160 feet
in width and approxims-�ely 165 feet deep. Mr. Hite explained that sewer
could ba constructed up to the proper -Y, but at a cost of about $3000 to
$4000. The adjacent property is Cross -Town Interchange right-of-way. Nr.
Griswold moved to approve tale variance, seconded iy Mr. Gustafson and car-
ried.
IV. SPECIAL PERM_1T REZLESTS
P-60-4. Weyne Field. fSee minutes of 9-14-60). -Mr. Field appeared be-

felt there was soxe question. He pointed out .that the exterior of the pro-
posed nursing home vJuuld be brick rather than the brick veneer he had in-
dicated at the previous meating. He also pointed out that the parking

V. PREF INI.TNARY PLATS
S-59-53. .�ohnson's FeMc�daie Ar_„�es* (See above Zoning Variance Re-
quests - V-60-30)• This is a fide lot replot of Lot 17, Block 1, Peace -
dale Acres. Since lot deptuhs hed bean approved earlier in the meeting,
it rids moved by Mr. Gustafson to recemraend preliminary approval of the
pl�?t, seconded by Mir. C-iswold and carried.
S-60-29. Stork`s Delaney Addition - McCov Realat. This rive lot re -
plat of Cutlots 1 and 2 of Stol's Delaney Addition (Southwest corner of
West 70th Street nd Heatnerton Trail) vas presented in preliminary form.
Mr. Hite stated that all of t'e lots fronted on Y;est 70th Street except
for Lot 5, which faced Heat ier.ton Trail. He indicated that the plat met
all require gents. Approval vis recommended on mot -ion by lir. Lewis,

replat of Cutlot 2, Southdale Acres. The pruposed lots are all within

VI. FINAL PLATS.

Discussiun was hold regarding the three lot replat of Lot 43, McCauley
Heights (6720 Indian. Hills Foad). Since the plat ret all requirements
and conformed in all respects to the previously approved preliminary,
Mr. C-astafton roved -Zo reconrcend approval, seconded by Mr. Griswold and
carried.
S-60-33. Koh Iridae 11 Addition. (See ninutes of 9-14-60.) Mr. Hite
presented the Final P!�.t of Kohiridge .iI Addition and explained to the
Cornet issiun t`,at it conformed in all respects to the previously approved
pr ei i?Minary. Odell clues 4ioned the necessity of the turn around to

Mr. I -turd also asked if he would be granted a building permit were he to
build this same house on the lot. Yr. Hite stated that, unless he were
to obtain a variance, he mould not be granted a permit, as the house was
too large to be placed on the lot and adhere to ordinance requirements.
The meeting was cdiourned on motion by Mr. Griswold, seconded by Mr. Lewis and
carried.
