Two houses exist in the KcKlty and all of the lands surrounding and including the lots in question are to be purchased by the State Nighty ay Department for the expansion of Highway 100. The area survoundiag the site has beca uttlized for residential purposes and houses once in existence have either been removed or demolished. The Village has not, in the past, given con siderztion to any other than R-1 development in this area. Mr. Holsington stated that the staff recommends danial of the request for the following reasons: 1. it has not been the policy of tie Village to rezone lands to be purchased for highway purposes to simply increase iand ialues-, 2. This site has little or no commercial potential at the ?resent t_ me and has Wen given no such consideration by the ViAlage in the past; and 3. Another shopping center of considerable size should be located further west than those on #169 and 4100 to facilitate the rapidly expanding western portion of Edina residents. I do not feel that we need any more 'small quantities of grocery' stores in our area. People move out to these areas to get away from this very thing - the corner store and/or drug store. If a 'major grocery shopping' _center were located in Western Edina I feel it should be either connected with the Industrial Development area at highway 100 and 494 or at.County Rd. 18 and 169. Other convenience goods and services are readily available in"our area and every family has sufficient transportation. ,If it is essential that these stores be within walking distance, people would move into areas where this was available. I& sure these people in western Edina have sufficient facilities. We are surrounded with shopping areas. I can't imagine another center being added in every direction. I wouldn't travel on Hwy's 169-100-494 to go to another center to shop. I'd rather drive downtown. Furthermore, I'would object to commercializing all areas near ours. We came here for natural beauty not neon lights! (Creek Valley Rd.) For our area, the Cahill type quick pick up shopping is great, possibly residents close to 918 could use the Cahill type bhopping area too. I definitely feel we could use a major shopping area in western Edina. My vote would to to the intersection of 169 and 18. (Creek Valley Rd.) There is absolutely no -need for increased propinquity to merchants,.gas staions and commerce in west Edina. They don't sell green grass, blue sky and trees.. The "Cahill Facility" is a blatant eyesore that I avoid. (Indian Hills Pass) It is a problem to shop in our area. We could use a dairy store in the area. I do a lot of shopping and usually try to patronize all local concerns - Kenny's on Cahill and 70th has been a big help. The barber shop allows the children to bike over alone. One less trip in the car for me. I also think we should provide a malt shop. All the drug stores are taking them out, but Bridgeman's does a fantastic business in Bloomington. I would like to add that we own a lot in Braemar Hills and feel it is a shame the -Village did not make Roy Peterson seta lot aside for park and playground equipment. We have lived in the Country Club area (no park or playground). We are now in'Indian Hills (no park or playground). We intend to move eventually to Braemar (once again, no facilities for small children to play ) (Blackfoot Pass) If the 'indications are that western Edina population will double in the next five years, another supermarket, type shopping center will be needed. Smaller facilities are generally inadequate. (Rosemary Lane) I think the corner of Hiway 18 and 62 is the best place for added facilities. -Anything nearer would encroach on houses already built. (Eden Prairie Rd.) I would not like--a-dairy-­s-tore operation in the Grandview -section or in western Edina. 1—th-ink-'there are enough of this type around now. Grandview is a good shopping center for our area - with the opening of the Crosstown, Southdale is very accessible for department store shopping. (Walnut Drive) We can reach#adequate shopping of the type indicated"in about 1=1•f2 minutes. One grocery store, I understand, is scheduled to close on Vernon Rd. indicating over capacity. (Kaymar Dr.) 4 I would like to see a small center like this in the area of '169 and 18. (Blake Rd.) The new crosstown brings us very close (10 min.) to Southdale and other shopping areas close to it. There is a 5 to 10 min. drive to Jerry's Lucky Dollar and stores in that shopping area, so I see no need for developing more for this particular area. (Tamarac Ave.) Poor parking facilities is the major draw back to 50th and France and Hwy. 169 (Jerry's). Very, very slow compared to other parts of U.S.A. Stores aren't big, modern or very clean. (Tamarac Lane) Have adequate parking and good entrances and exits to highway.- (View Lane) Shoppers should be encouraged to shop at other than "peak" hours (habit can be corrected - I did.- and parking, aisle traffic, check out lanes and chance to locate new products is now a pleasure!) Often I've wished for a neighborhood shopping facility that our children could bike to and not have to cross a busy highway. St. -Paul and New York Citi- suburbs are 2 areas that have small colonial type shopping centers that do not appear to commercialized although adequate parking facilities are essential. Actually, I do not wish our area to become commercialized in any way:: We all have to have cars for everything in our way of life here - and I really don't mind driving a bit farther to a good facility. I would seldom patronize a mediocre facility no matter how close. I realize this does create a problem - can't please them all: (Saxony Rd.). Refer to your point 5. You must feel that the population of our sector will double within 5 years, or you wouldn't have asked the question. It will probably double earlier than that. Given this hypothesis, then, it would seem more appropriate to plan for something larger in scale and scope that of the Cahill facility. Certainly a shopping area is needed for Western Edina. The only reason I continue to shop at 50th and France is that nothing of a comparable nature has been offered. Southdale is too much, so I avoid it whenever possible. Knollwood is much easier to shop. (Except since they hired some idiot to plan their parking lot). But'it isn't just western Edina that has need for a good shopping area -- certain sections of Hopkins and Eden Prairie would need it as much as I would - more, really. One Thing - instead of having the parking areas around the stores -- WHY NOT have the STORES around the Parking Area? This would involve probably more than one level - but why not? (Parkwood Rd.) I feel that a shopping area is needed in the western end of our area - possibly around the area of Research., Inc. stores, not real estate, however, a one stop sort of area - groceries, variety, drugq_,-_beauty, cleaning and laundry, bakery, florist - an area that would make _it_unnecessary for people to go to 50th & France, except in an emergency and __— --thus r ie el ve some of the congestion in that area. One thing I feel is definitely needed on the west side of 4100 is a P.O. branch. I've heard rumors that a National store is going to be built at Olinger Rd. & Hiway 169 and I'm definitely against that. Kroger didn't make it in this area dnd neither would National, Red Owl or any other chain store. And there we are with a large commercial building in our sights - empty. We definitely don't need any more gas stations out our way. (W. Highwood Dr.) 5 Would like a dry goods store near Hwy. 169 and Grandview (no address) Shopping facilities available in Edina are excellent. at this time. Problem appears to be accessibility - 50th & France -has everything, -but parking and traffic are poor. Grandview lacks several things and parking fair but exits to #169 dangerous improved since installation of semaphore at Interlachen. Southdale little far for convenience goods, shopping and never use it for groceries. (Northwood Dr.) Although the time involved in arriving at shopping facilities is not too great, the number of miles to be covered is excessive. Good bakery facilities in Edina are nil. I still travel about once a week to 50th and Penn. (Larada Lane) I believe the new Red Qwl store will help the major grocery shopping but location is still inconvenient. I'm sure if Jerry's Lucky Dollar moves to the old Kroger location will be a big improvement because the parking situation at this time is terrible.
