THE EDINA PLANNING COMMISSION
HELD WEDNESDAY, NOVaMER 18, 1970

Members Present: W. W. Lewis, Chairman, S. P. Hughes, C. L. Johnson, D. T. Runyan,
D. C. Sherman, J. S. Hoyt, Jr., and G. V. Johnson.

I. A,prgval of the October 7, 1970 and October 28, 1970 Planning Commission
Minutes.
Mr. C. Johnson moved that the October 7, 1970, and October 28, 1970,
Planning Commission Minutes be approved as submitted. Mr. Sherman seconded
the motion. All Voted Aye. Motion Carried.
II., SOUTHWEST EDINA PLAN - Citizen°s Committee Meeting.
Mr. Lewis recalled that the Planning Commission reached the following
conclusions after the special Planning Commission meeting held October 28,
1970:
1,, The proposed industrial development west of Cahill Road should not be
eliminated from the plan.
2. The north branch of Dewey Hill Road should generally be planned as it
was originally proposed.
3. The south branch of Dewey Hill Road should generally be planned as 3t
was originally proposed, however, the possibility of bending the
extreme southern tip either to the east or to the west should definitely
be considered.
4. The density should be reduced to 0-6 units per acre in the area proposed
to be medium density residential development (6-17 units per acre).
S. The area proposed to be 0--6 units per acre generally located in the
center of the overall plan area should continue to be planned as such.
Mr. Frank Dean, a committee member, stated that the committee would have
preferred more of a compromise with what they had proposed, but indicated that
they do generally feel that 0-6 units per acre provides a more favorable buffer
between the single family development and the industry west of Cahill Road than
that which was originally proposed. HP added that insofar as the plan that
will be approved, there will be a great deal of opposition to any suggested
development in which more than 6 un-1.cs per acre is planned. He clarified for
the Planning Commission that the committee continues to oppose any industrial
development west of Cahill Road.

In reply to Mr. Dean, Mr. Lewis stated that the proposed industrial area
will include all of the land roughly 400 feet gest of Cahill Road.
In reply to several comments from the committee, Air. Lewis stated that
development in the area proposed to be 0-6 units per acre could be no more
than 6 units per acre, and if the property is zoned PRD -2 in accordance with
the plan, the structures could be no more than four stories maximum. He again
clarified that the plan is a land use plan, not a rezoning.
Mr. Dean requested that any developers proposing multiple development in
this area should be required to meet with the residents before such time as
a formal request is made.
