was made by Mr. Hughes and seconded by Mr. G. Johnson. tel voted aye. Notion
carried.
11. COMPREHENSIVE PLANS:
1. Western Edina Plan Amendment.
Mr. Luce recalled thaz at nc .ant Pinnning camission meetilig the staff
was requested to revise the Western Edina Plan map to deli. ata the property South
of Fabri-Tek and north of the Edina West condominium project as Planned industrial
District rather than as a transitional industrial or miultiple use. He noted
Darrel A. Farr, the option holder, requested this be postponed' so he could inves-
tigate both uses and the impact this amendment would have on possible future devel-
opment. Inasmuch as the Darrel A. Farr Development Company is the only land owner
directly involved and tune is not a primary factor, Mr. Lvisce recommended the proposed
amendment be continued to the March meeting.
A notion to continue the proposed Western Edina Plan amend sat to the March
meeting was made by Mr. Hughes and seconded by Mr. Sherman. All voted aye. Motionn
carriel.
2. South Edina Plan.
IL-. T -*-'Cc noted the plan mnp bas been slight adjusted and the narrative
completed since the January Planning Comainsion meeting. He briefly relcalled the
boundaries, the approval of the original Southeast Edina Plan, and the Dai FN (Daniel,
Mann, Johnson, and Mendenhall) report. He "eviewed the South Plan narrative and
explained the goals and objectives, particularly in tez-as o5f: traffic and transportation
and land use. Mr. Luce explained the proposed plaa, is flexible in that large area
developments that differ from the plan map should be approved if the same goals are,
accomplished and if it would not result in a greater impact than the ele-mento provided
for in the plan,,

on Benton Avenue, south of those proposed, woeld pr:obOly be further divided into
lots of about 10,900 square feet.,
W. Dunn stated a temporary easement will be required for a cul-de-sac with
a 70 foot travelled circle wherever the 50 foot right-ofwway ends.
Mr. Luce recommended approval of the subdivision provided a parkland dedica-
tion fee is donated to Edina in the amount of $2,000. Also, easements muss be pro-
vided for the proposed road or Lots 7 and 8 must be shown as an outlot until access
Is available.
Mr. Hughes so mored, and Mr. Shermca seconded the motion, Al' voted aye.
Motion carried.
8-73-1 Hyde Park 2nd Addition. Conerally located south of Dewey Hill
Road and east of Hyde PRrk Drive.
Mrs Luce clarified the land in question is immediately east of Hyde Parek
Addition. He recommended the seven lot plat be continued to the March meeting because
it is in conflict with a report from Barr Engineering just received regarding the area
storm sewer and holding ponds, and because the Hyde Park road system may be inconsis-
tent with new information available to the Tillage.
Mr. Ed Johnston, the developer, explained the seven lots proposed are
already served by roads and storm sewer and have been assessed, therefore they should
be put into a marketable condition. He objected that he had not been informed
previously of the complications noted.
After discussion, Mt. Sherman moved the subdivision proposed be continued
to the March meeting inasmuch as new information relative to this area was just recently
received by the staff. Mr. C. Johnson seconded, the motion. All voted aye. Motiar..
carried.
S-73-2 Addition. Generally located south and east:
of McCauley Trail at the end of McCauley Circle,
Mr. Luce stated the proposed three lot plat will Include an entension of
McCauley Circle and a cul-de-sac. He noted a request to rezone the lots facing
County Road 18 to R 2 will probably be received, which would be consistent, Approval
of the proposed plat was recommended, provided a five percent parkland dedication fee
is received. Mr. Hughes so moved, and Mme Sherman seconded Cho motion. All voted
aye. Motion carried.

Mr. Luce explained that both Lot; 1, Block 1, Yorktown, which is zoned C«4
for a gas station,, and Lot 2, Block. 1, have been purchased by a bank. The request
is to divide the easterly 70 feet from Lot 2 and add it to Lot 3, eliminating from
the bank site a square footage similar to that added as a result cf the gas statioam
site purchase.

A motion to approve the division as requested was made by Mr. G. Juahassaa
and seconded by Mr. Sherman. All voted aye. Motion carried.
V1. OTHER BUSINESS:
1. Election of Chairman and Chai=an Protean.
A motion to re-elect Mr. Levis chairman and Mr. Hughes chairman protein
was made by Mr. G. Johnson and seconded by Mr. Sherman. All voted aye, Hoton
carried.
2. March and, =,3'x4y Meet#g_ Dates.
After brief discussion., It was agreed the March Plannivg Commission neeting
will be postponed to March 14th to Ins-!ro a quozuit, aud tile July M -acting will be
held July Ilth, as the regularly scheduled date falls on a naticnal holiday.
3. Re o Blake -Schaefer Neigborhqod Meet:nL-,R.
Mr. Luce briefly tv"..4-sted thc C'Gziaission an the progress, of the proposed
Blake -Schaefer Plan, after which Roy Erickson was appointed the Planning Commis3iaa
representative to further Blake -Schaefer neighborhood meetings. All present generally
agreed.

Mr. Luce noted a request to locate an armory rz Edina Wrio referred to the
Planning Commission by the Council.
After brief discussion, it waa decided a staff report ,cold be prepared and
presented at the March Planning Comission meeting.
