REZONINGS: Although the Dayton Hudson rezoning request was scheduled first, they indicated their pr4isentation would be lengthy and requested to follow the other items on the agenda, 111. Road., Mr. Luce stated the proponents are requei3l'-ing to add two acres to the 4WH&bh to their property resulting in a lot of approximate'y four acres. Ile noted that because the proposed division meets all zoning requirements and represents a logical extension of the e--:.'.isting operation, approval is recommended., G. Slides were presew:ed showing the Pure Oil station in the spring of 1973, the size of curb cuts into the atation, the number of signs, and the number of vehicles parked on the premises, A g-laphic was presented showing how the area is proposed to be redeveloped in conjunction with the construction of the new gas statioxi at the proposed location,. It will be a high volume, quick operation, which can service eight cars at one time and provide only �Yas, oil, and air. A berm and vegetatilie screen will be construe ed along the perimeter -.-oad, Elevations, architectural renderings, and a model were presented,,, The canopy will be luncLierkal in that it will offer protec— tion from the weather and will create the lighting; two changei-.ble price signs and a logo w.Ml be located in front. Rice stumarised the present proposal differs from that ma.e in 1971 in that the Pure station will he replaced, L". spaces will be lost in the employee parking lot which has much less activity than in i -.he customer lot, the building is an architecturally designed, brick structure, and no pylon signs are being proposed..
