EDINA CITY HALL COUNCIL CHAMBERS Members Present: Chairman'Bill Lewis, Jim Bentley, Gordon Johnson, Helen McClelland, Mary McDonald, David Runyan, Richard Seaberg, Members Absent: Len Fernelius, Del Johnson Staff Present: Gordon Hughes, Director of Planning; Deborah Schurman Strand, Secretary I. Approval of the Minutes Gordon Johnson moved the minutes of the November 28, 1979, Community Development and Planning Commission meeting be approved. Jim Bentley seconded the motion. All voted aye; the motion carried. II. New Business: Z-80-1 Lot 1, Block 1, McCauley Heights, 3rd Addition. Generally located at the corner of Post Lane and McCauley Circle. REQUEST: R-2 Two Family Dwelling District to R-1 Single Fimily Dwelling District. Gordon Hughes informed the Commission the subject lot was rezoned to R-2 two family dwelling district in the late 1960's. He stated that most lots westerly of the subject lot and fronting on McCauley Trail down to Indian Hills Road were also zoned R-2. The proponent petitioned to rezone the property back to R-1 Single Family Dwelling District for the purpose of constructing a single family dwelling for his use on the lot. Mr. Hughes reminded the Commission that both the Council and the Commission had approved similar requests in the past for down zonings to R-1. Staff felt that a single family dwelling on the subject lot would be compatible with existing two family dwellings to the west. Also, the relatively narrow width of the lot coupled with its corner location which resulted in greater setback requirements made the construction of a two family dwelling somewhat difficult. Staff recommended approval of the requested rezoning. Staff cautioned the proponents that the approval of any future requests to rezone the lot back to R-2 was not assured. Community Development and Planning Commission January 2, 1979 Page 2 Gordon Johnson asked staff whether there were any single family lots located near the subject property. Mr. Hughes responded affirmatively and noted that all fronted McCauley Circle. He added that all lots north of Post lane were presently zoned R-1. Bill Lewis expressed concern that the proponents understood the property might not be rezoned back to R-2. Mr. Hughes said that he had cautioned the proponents of this possibility. Richard Seaberg moved approval of the requested rezoning, with no assurance of further rezoning. Helen McClelland seconded the motion. All voted aye; the motion carried. III.
