The lot in quostion is located at the soul -beast cornea of Vernon Avenue and Hansen
Road. It is occupied by a single family house which Mr. Cunningham would like to
convert to a two family .?elling, the second unit, a walkout basement, to be
occupied by relatives.
The parcel 3s surrounded entirely by R-1 zoning, Rouses occupy the sites to the
south and east: and the land to the north is vacant, some of which is owned by the
Village. '1113 land immediately to the north was nearly rezoned R-5 some years ago,
at tho request. of Wallace Kenr_et:h. His plans v7are not carried out but he intends
to again request R-5 zoning later this year. Such a high density use can
tcasonab y expect t:o occur, ba3ed on the proximity of that site to the Interlachen
mills and l .crkJonec apartment completes.
Recomiendation: Grant the F-2 zoning for the follawing reasons:
1, The request is in d:eening with our policy of zoning such parcels along
major streets to pert -it two family dwellings.
2. Said rezoning will carry out our policy of transitional zoning between
higher intenDity (apartments north of Vernon) and lower intensity
i. 1 south of Vernon) uses.
