The above named Grantor, for itself, its successors and assigns, does covenant with the City, its successors and assigns, that it is well seized in fee title of the above described easement premises; that it has the sole right to grant and convey the easement to the City; that there are no unrecorded 180113v1 interests in the easement premises; and that it will indemnify and hold the City harmless for any breach of the foregoing covenants. The centerline of said easement is described as follows: Beginning at a point on the north line of said Lot 1 distant 45.82 feet westerly of the northeast corner of said Lot 1; thence southeasterly along a non-tangential curve concave to the southwest having a radius of 77.50 feet to a point hereinafter referred to as "Point A", said "Point A" is on a line hereinafter referred to as "Line A", said "Line A" is parallel with and 10 feet west of the east line of said Lot 1 and said "Point A" is 33.42 feet south of the north line of said Lot 1, and said curve there terminating.
