HomeMy WebLinkAboutResolution No. 2016-061 Approving Site Plan 7625 Cahill Rd v�Nn, e •�l,qn.n RESOLUTION NO. 2016-61 RESOLUTION APPROVING A SITE PLAN TO REMODEL AND EXPAND THE EXISTING BUILDING AT 7625 CAHILL ROAD INTO A MINI-STORAGE FACILITY BE IT RESOLVED by the City Council of the City of Edina,Minnesota,as follows: Section 1. BACKGROUND. 1.01 Pete Deanovic,on behalf of Buhl Investors is requesting a Site Plan review to re-model and expand the existing building at 7625 Cahill Road into a mini-storage facility. 1.02 The legal description of the subject property is: Lot 1, Block 1 Atwood Station Subdivision,Hennepin County Minnesota 1.03 A Site Plan review is required because the square footage of the proposed expansion exceeds the existing square footage by 10%. The existing building is 52,448 square feet in size. The proposed expansion areas are 6,215 square feet;therefore,the finished building would be 58,663 square feet. 1.04 The proposed plans meet all minimum Zoning Ordinance Requirements. 1.05 On June 8,2016, the Planning Commission recommended approval of the proposed Site Plan subject to findings and conditions.Vote:8 Ayes and 0 Nays. 1.06 On June 21,2016 the City Council held a public hearing and reviewed the applications. Section 2. FINDINGS 2.01 The proposal meets all Edina City Code standards for a Site Plan. 2.02 The proposed use is allowed in the PID, Planned industrial district,and would generate less traffic than a traditional office or light industrial land uses. DECISION NOW THEREFORE,it is hereby resolved by the City Council of the City of Edina,approval of the proposed Site Plan subject to the following conditions: 1. Subject to staff approval,the site must be developed and maintained in substantial conformance with the following plans,unless modified by the conditions below: • Site plan date stamped May 11,2016. • Grading plan date stamped May 11,2016. • Landscaping plan date stamped May 11,2016. • Building elevations date stamped May 11,2016. • Building materials board as presented at the Planning Commission and City Council meeting. 2. Prior the issuance of a building permit,a final landscape plan must be submitted,subject to staff approval. Landscape plan must meet all minimum Zoning Ordinance requirements, including the planting of three additional trees. Additionally,a performance bond,letter-of- credit,or cash deposit must be submitted for one and one-half times the cost amount for completing the required landscaping, screening, or erosion control measures. 3. The property owner is responsible for replacing any required landscaping that dies. 4. Submit a copy of the Nine Mile Creek Watershed District permit.
