HomeMy WebLinkAboutResolution No. 2016-121 Comp Plan Amendment 6600-6800 France Avenue w91��I o� e RESOLUTION NO. 2016-121 RESOLUTION APPROVING A COMPREHENSIVE PLAN AMENDMENT REGARDING HEIGHT BE IT RESOLVED by the City Council of the City of Edina,Minnesota,as follows: Section 1. BACKGROUND. 1.01 DJR Architects,on behalf of Dennis Doyle are proposing a re-development of the 21.78 acre parcel at 6600-6800 France Avenue to be known as "The Avenue on France." The request is for a six (6) phase development.The proposal includes building heights that exceed the Comprehensive Plan requirement. 1.02 To accommodate the request, the following amendment to the Comprehensive Plan is requested: ➢ A Comprehensive Plan Amendment to increase the height maximum from four stories, 48 feet to eight stories, 96 feet. 1.03 On November 9,2016, the Planning Commission recommended approval of the Comprehensive Plan Amendment.Vote: 8 Ayes and 0 Nays. Section 2. FINDINGS 2.01 Approval is subject to the following findings: 1. The proposed height of the buildings proposed on the site are less or shorter than the existing office buildings on the site. 2. The proposed heights are consistent with concepts in the Greater Southdale Area Vision Plan. The proposed buildings that exceed the height requirement would be 310 feet and 420 feet from the nearest residential property,which is City Code compliant. 3. The proposed amendment would bring the current buildings on the site into conformance with the existing Zoning restriction for the site, and the Comprehensive Plan. Section 3.
