KNOW ALL MEN BY THESE PRESENTS: That Jerome J, Nagengast and Donna M, Nagengast, husband and wife, fee owners of the follow-
ing described property situated in the County of Hennepin, State of Minnesota, to wits
That part of Outlot 1, Bach's Addition according to the recorded plat thereof, lying southerly of the southerly right-
of-way line of County State Aid Highway No. 62 as described in Document No. 3642329. EXCEPT that part of said Outlot 1
lying within the circumference of a circle having a radius of 45,00 feet, the center of said circle being the point of
intersection of a line 45.00 feet east, measured at a right angle, from the east line of Lot 1, Block 1, Bach*s Addition,
with a line 70.00 feet south, measured at a right angle, from the easterly extension of the north line of said Lot 1.
That part of Doron Drive dedicated in the recorded plat of Bashes Addition and now vacated. lying northerly of a curve
concave to the south and having a radius of 45.00 feet. The point of radii of said Curve being the point of intersec-
tion of a line 45.00 feet east, measured at a right angle, from the east line of Lot i, Block 1, Bach's Addition, with
a line 70.00 feet south, measured at a right angle, from the Easterly extension of the north line of said Lot 1,
EXCEPT that part of said Doron Drive lying southerly of a line described as beginning at the northeast corner of said
.Lot 1; thence southeasterly, deflecting to the left 52 degrees 32 minutes 00 seconds from the east line of said Lot 1,
to the intersection with the above described curve and said line there terminating.
That part of Valley View Road, dedicated in the recorded plat of Bach's Addition and now vacated, lying southerly of
the southerly right-of-way line of said County -State Aid Highway No. 62 as described :in -Document No. 3642329 and north-
erly of the westerly extension of the south line of Lot 1, Block 2, Edina Valley Estates 2nd Addition, according to the
recorded plat thereof.
Have caused the same to be surveyed and platted as NAGAENGAST ADDITION, and do hereby donate and dedicate to the public for
public use forever the utility and drainage easements as shown on the plat.
